This lovely old farmhouse is situated down a quiet lane with one other neighbour and benefits from fabulous views over open fields.
The property is located in the popular Lomagne region of Gascony within easy driving-distance of the popular market towns of Fleurance, Lectoure and Saint Clar.
Toulouse international airport is just over an hour away and Agen train station with its TGV train to Paris approximately 40 minutes away.
The property sits in a peaceful and secluded spot and this is a house in which the current owners have enjoyed many fantastic holidays in Gascony over the years.
In immediately habitable condition the property is laid out as follows:
The main front door under the covered porch opens onto a hallway with a downstairs WC.
To the left of the entrance hall we enter the main living space which comprises an open-plan kitchen, dining-room and living-room all in one.
The wall of the dining-room area has decorative « colombage » beams and the space has a warm and welcoming rustic feel, with bespoke furniture, a pine table and dresser.
A door at the far end (currently not in use) opens out onto a derelict woodshed behind the property.
Also on the ground floor there is a downstairs bedroom which could be used as a separate study or television room with a decorative fireplace that is not in use.
On the first floor landing there is a family shower room and WC and a double bedroom for guests or family.
The master bedroom has an ensuite bathroom with a free standing bathtub and WC tucked in the corner, which combines to make an entirely separate appartment-suite.
From the first floor there is access to the lovely wooden terrace/balcony area – the perfect sheltered spot to sit for morning coffee.

To whom will this property appeal?
Used for many years as a holiday home, this property is ideal as a lock-up and leave home. It could also be used as a main home as it is a spacious 2/3 bedroom property.
What works are required to this property?
Currently the property is a cute second home. The property is heated with a wood-burning stove and plug in electric radiators. For year-round use a heat pump would be a useful addition.

Here at Bliss we love the vast sheltered outdoor reception area which is the perfect place to host outdoor meals in summer, when the weather is scorching hot. This timber frame barn under which a summer kitchen and summer living-space have been created, is a lovely addition to this rural property. We love the open views to the rear and the bucolic peaceful setting.
