The Main House

The grand front door opens onto a wide central hallway with high ceilings, dividing the front section of the house in two separate parts. 

On the left-hand side there is an elegant living room with a large fireplace and double aspect windows with views to the garden and lake. 

The living-room (45 m²) opens onto the dining-room which has 2 tall windows and a working fireplace.

On the other side of the hallway, there is a large television room with a stone fireplace and double aspect windows; with through access to a comfortable and cosy office with wood panelling, exposed brick walls and a fireplace. 

The kitchen is located to the rear of the property. This spacious 33m2 room houses a waist-high open fireplace where one can easily imagine roasting chestnuts at Christmas and marshmallows at Halloween. Our tour of the ground floor ends with a trip to the “bar” … 

This room has a vast picture window running almost the entire length of the wall, a lovely red tiled floor, a real bar, a huge ornamental fireplace and original brickwork. If the other rooms are characterized by their 18^th century grandeur and elegance, this room, is a perfect family entertaining space, with the ambiance of a light-filled conservatory.

First Floor

A lovely wide wooden staircase leads to first floor and adds much character to the property. At the top there is a generous landing area where the internal partition wall has been removed to create an open-plan study. At the other far side of the landing, a small reading room opening onto a “Juliette” balcony with views to the lake and rolling hills beyond. 

The first floor is symmetrical, with six bedrooms on each side of the hallway, two shower rooms and one bedroom with en-suite shower room. 

Guest Accommodation

This is a separate 2 bedroom/one-bathroom private villa, with views to the lake. It measures approximately 65 m² and is the ideal place for a visiting relative or friend to stay.

The guest house has a private terrace facing the lake. 

The property has an entrance hall, an attractive living room (with glass doors to the terrace) and a fully equipped kitchen.

There is a modern shower-room and two generous sized bedrooms.

This house was built 5 years ago and has its own septic tank and electric heating.

Outbuildings

The property includes two vast barns, with the benefit of having had completely new roofs in the last couple of years. 

The first barn was probably used for cattle and has a full height first floor which can be accessed via an outdoor staircase. On the ground floor, there are traces of the original stalls and a cold room. The building has electrical wiring. 

The second barn has been used as an events space, with Art workshops by the current owners. The building is also wired, with grand double doors, and offers a fantastic space for a separate project. 

The Lake

The lake was created by the current owners and filled entirely with rainwater. It measures approximately 1.2 hectares, with a small island in the middle. The current owners use the water to irrigate the gardens when needed. 

The owners have fished and used a small boat on the water.

One of the loveliest features of the property, besides the lake, is the large lily pond which once housed koi.

What I would do if the property were mine? 

Although in very good condition, I might choose to update a couple of the bathrooms for purely decorative purposes. 

The walk-in closet at the end of the hall would make a perfect extra shower room.
