A short distance from a highly sought-after village in the north of the Gers, between Condom and Lectoure, a quiet country lane, used mainly by walkers, leads to a truly charming setting. Here we discover a delightful period home with a beautiful stone façade, extended in the 2010s with a contemporary addition that has significantly enhanced the living space. The property is in excellent condition and ready to move into. The garden blends seamlessly into the surrounding countryside and enjoys a wonderfully peaceful atmosphere.

The house

The property is arranged over three levels.

On the lower level, a large paved courtyard extending from the garden leads into the sitting room through French doors. This rectangular room features light-coloured tiled flooring, an insert fireplace, and retains the character of exposed stone walls.

A wooden staircase leads to the upper level, where a spacious kitchen–dining room opens onto a more private section of the garden. The bright, white kitchen is fitted with a large central island and ample storage. French doors lead directly outside.

The dining area is generously proportioned, comfortably accommodating a large table and seating area, where the current owners enjoy the view. A vaulted ceiling enhances the sense of space.

A short corridor leads to the first two bedrooms. The first, facing west, enjoys views over the countryside, while the second, to the east, overlooks the charming garden. Both are painted in white and feature high wood-panelled ceilings.

These bedrooms mark the transition from the original part of the house to the contemporary extension. On this level, the extension comprises a large vestibule of over 15 m² with built-in wardrobes, a small library area, a storage room housing the hot water tank, and a utility space.

There is also a bathroom with WC, as well as an adjoining shower room, also with WC.

To the east, the vestibule opens onto a large covered terrace, ideal for enjoying shade during the warmer months, where the barbecue is currently installed.

A wooden staircase leads to the top floor within the contemporary section, opening onto a small landing and a bright room of over 30 m². Currently used by the owner for model railway work, this space could easily become a third bedroom, an artist’s studio, or a flexible hobby room.

The landing also gives access to a large open terrace directly above the covered terrace below — an ideal spot for sunbathing surrounded by nature.

The grounds

The garden of just over 700 m² is easy to maintain and utterly charming. With its mature trees, it offers a wonderfully bucolic atmosphere, and the views over the surrounding countryside are both peaceful and restorative.

Practically speaking, there is an older garden shed for tools, as well as a workshop accessible from the covered terrace, extended by an open gallery currently used for storage.

Our thoughts here at Bliss

We love the peaceful, bucolic setting while remaining close to amenities. The blend of the simple charm of the original stone house with the modern extension is a real success. The property is in excellent condition, ready to move into, and easy to maintain.

What I would do if this were my home

There is objectively nothing that needs doing, but if I had to choose, I would convert the top-floor room into a combined sitting room, library, and office, to fully enjoy the views over the garden and the adjoining terrace.

Who this property will suit — and who it may not

This is an ideal retreat for a single person seeking a peaceful place to create or simply enjoy nature. It would also suit a couple looking for a second home or a primary residence ready to move into, close to Condom or Lectoure.
Conversely, it may not be suitable for a large family or those seeking extensive living space or a large plot of land.
