Overview

This house was probably originally a typical Gascon farmhouse. In fact, the base of what must have been used for the cows outside still remains.

The accommodation is of a good size. As usual in these Gascon houses, we find the entrance in the middle of the house and 2 rooms on either side. On one side is the kitchen with its dining area, and on the other is a large sitting room with a fireplace.

In the entrance hall is a beautiful wooden staircase that leads to the 1st floor landing, again divided into two parts. On one side are 2 bedrooms for children and on the other is the master bedroom with its dressing room. A bathroom is located on the landing.

The well-crafted staircase continues to the 2nd floor. This floor can be converted in its entirety, the beams having been cleverly redone so that 2 further bedrooms and 2 bathrooms could probably be installed.

It should be noted that the roof has been completely redone by a professional and that its ten-year guarantee is still valid.

A closer look at the property

From the outside, the property is classic for our region and is a large rectangle. It is situated in a quiet location and the flat, unfenced plot of over 3000m² is ideal for a swimming pool. A fruit and vegetable garden could be created here, and a pleasure garden could be laid out in front of the awning, under which meals are undoubtedly very pleasant.

On the other side of the house there is a large, practical hangar with a machine room and a workshop, above which is a mezzanine providing ample storage space. This hangar can be used to park vehicles and set up a workshop for a craftsman, for example.

Inside, the house has been renovated to a very high standard using good quality materials. The imitation parquet flooring throughout the ground floor gives a feeling of spaciousness. The modern kitchen is tasteful and well-lit. A large dining table is perfect for enjoying meals with family and/or friends. The bedrooms upstairs are large enough and have also been well renovated.

The 2nd floor could be used to increase the surface area. Everything is ready for further work.

There is oil central heating and double glazing throughout. The fireplace in the living room provides a cosy fire for winter evenings.

There is a listed fountain on the boundary of the property. The land can be laid out as you wish, as it is a blank sheet of paper.




    Our thoughts here at Bliss

    The location of the property is more than interesting. We are in Lectoure, just 2 strides from the town centre. It’s quiet and peaceful, but not isolated. It would appeal to a young family, or to people looking for peace and quiet while still being 3 minutes from the town centre and its activities. It would also appeal to a craftsman looking to set up a business in the area.
