Where are we?

In the absolute heart of Lectoure, beside a quiet and pretty cafe, we enter the property via a commandingly dignified door, and into the high-ceilinged arched hallway of the common area of the building. This comprises not just of a well-maintained corridor and attractive original stone staircase with wooden handrail, but to the right, one glimpses a lovely courtyard.

It has an outdoor space?

Yes, this courtyard is laid with a mixture of grass and gravel and under the abundant trees and plants is a picnic table for residents to sit and enjoy a coffee or a moment with a novel in the fresh air.  Beneath the glorious rose bush is an open window into the cafe, giving a wonderfully expansive sense of gentle urban life, that is at once colourful, convivial and soothing. This is obviously very well cared for and loved by residents.

Up the stairs another impressive original door takes us into the large and airy vestibule, with a luxurious amount of space to afford the owner with storage for coats and the like.  Double, glass-paned doors lead straight onto a long, well-equipped galley kitchen, with wooden units and a tiled counter-top. It’s all in good condition, heated by a wall-mounted radiator and benefits from a serving ‘window’ facing into the salon/dining room.

Living area

The salon is light and spacious with two large windows onto the courtyard well and plenty of room for a dining table as well as a seating area.  It has attractive combination original-style stone walls and more modern plaster, with two wall-mounted radiators.

Accommodation

A glass-paned doors lead to the corridor that come back around to the kitchen but equally leads to the 3 bedrooms, bathroom and WC.

The bathroom is rather lovely and spacious with double sinks, tiled floor, wooden units, shower cabin as well as bath, and benefits from natural light from the large double-windows. It’s been thoughtfully and comfortably executed.

Bedroom one has two large double-windows, facing north onto the rue Nationale, with the same combination of stone and plaster wall, wooden flooring and benefitting from wall-mounted radiator and good fitted cupboard space.

Bedroom two is smaller with only one large window, facing south onto the courtyard well, also with wooden flooring, and a mix of stone and plaster walls.

There is an attractive modern shower room, with a separate WC beyond – done in a jaunty cherry red.  Further along the corridor is a small utility room with the electrical panel, water tank and space for a washing machine and, if mounted above, a dryer.

Bedroom three, mirrors bedroom one, with its two large double-windows, facing north onto the rue Nationale, with the same combination of stone and plaster wall, wooden flooring and benefitting from wall-mounted radiator and good fitted cupboard space.




    What do we think here at Bliss?

    All in all this is a lovely, centrally located apartment, high enough above the road to be peaceful, and only steps away from all the shops and facilities of this well-beloved and chic town.

    It has a sense of period elegance and spacious, functional living, and has been decorated with good quality materials and an excellent taste – with the verdant courtyard giving an additional charm to an already attractive pied-a-terre.

    Who would this property suit?

    Anyone looking for an investment property must immediately see the potential for short or long term lettings – it’s the ideal property to put your suitcase down in.  And for anyone looking to live in the heart of this glorious town, there could be no better place to combine being at the heart of things whilst benefitting from a sense of detachment from street life.

    If two flights of stairs are an issue, this is not the apartment for you, but otherwise it is really an unexceptionable opportunity in a lovely location.
