From the outside its elegant cream façade and neat windows offers the promise of a property that has been restored
throughout, and as the main door from the street opens, we are not disappointed. 

The first impression is of sunlight, and a crisp and contemporary interior. The hallway has been fitted with
neat almost “invisible on the eye” cupboards to store cumbersome shoes and coats. 

The eye is drawn to the end of the passageway towards the kitchen and beyond to the garden.

Through a stone opening in the wall to the left there is a room, perfectly restored, which overlooks
the main street, and which is currently used as a dining-room, although it could also double up as a downstairs work or study area
for anyone wishing to work from home, being the closest room to the front door and to the town centre.

Beyond here, the property opens out to the main downstairs room and to the heart of the house.

Here we find a beautiful open plan kitchen and dining area, with a wood pellet stove in the corner which heats the entire house
through a series of invisible pipes behind the walls.

The heat thrown out from the wood burner in the kitchen is warm and even.
There is a clear sense here that this is a comfortable home in which to live, with all modern conveniences. 

On the other side of the bar, the kitchen units are discreet, with an electric hob, oven and fridge, as well as a door
beneath the stairs which leads to the downstairs cellar.

This is possibly the only house in Lectoure to have a fully boarded wooden cellar floor, which creates
an underground space that is so warm and cosy that one could be forgiven for thinking it is a habitable and not utilitarian room – however
convenient it is for the storage of the bags of wood pellets for the stove. The cellar also houses the washing machine and the dryer.

To the rear of the room a large bay window and two French doors let in a view of the interconnecting
courtyard garden, which links the main house to the second house behind.

With its tall palm tree; the garden gives the perfect note of southern bliss
and a reminder of the hot summer days so enjoyed in this part of the world.

To the rear end of the property the second house – guest house ? – is divided into
one main room which serves both as a living room, bedroom and shower room, with a wood burning stove, a separate kitchen
and at the far end, a small walk-in cupboard area where there is a WC. 

Of particular note: the roof top terrace! – which offers an exceptional view to the south.

From the kitchen, the original elegant turning staircase leads to the first and second floor.
The wooden treads of the staircase have been painted in elegant black, to match the gorgeous wrought iron rails.

On the first floor we discover the main reception room.

If the downstairs kitchen and dining-room is the reception room for entertaining, this room has a private
and intimate feel, reserved for the family. The floor is lain with the cleanest carpet we have ever seen.

It couldn’t look newer than if it had just been unrolled by the store. The room is stunningly bright, with sunlight
from the south, and that inimitable light so well-known all the residents of Lectoure.


In the corner a small workspace with a table has been carefully dissimulated behind an ancient 18
th century cupboard door.
Each inch of space in this property has been used to its advantage.

As we have climbed up a level in the house, so our view of Lectoure is more impressive.
The reception room has two splendid tall windows, which overlook the courtyard to the rear, affording a view
of the second house – which in style resembles that of what is known in Bordeaux as an “Echoppe”
or small elegant manor house, often found in town. 

Also on the first floor, there is a double bedroom with a fitted cupboard which overlooks the town, and a lovely
shower room, with a black elegant painted sink unit, which offers a classical and grand air to the room.
The bathroom, like the main reception room, overlooks the garden and the roof tops to the south.

On the second floor, accessed by the same elegant turning staircase, there is a large double bedroom to the south, with a spacious
walk-in dressing room, and a balcony in some need of repair, but with fabulous views
over the roof tops to the Pyrenees and to the south. 

A second double bedroom overlooks the street but is high enough up to afford some views
of the hills to the north, and shared between the two second-floor bedrooms is another elegant shower room.
There are no bathtubs in the property.

Our thoughts here at Bliss

This property will appeal to all lovers of Lectoure and anyone seeking a pristine family home
with a dash of contemporary, situated in the heart of town, within easy walking distance to the shops, restaurants, cinema and schools. 

Lectoure is a vibrant market town in which one of the main search criteria for buyers is always a view, and a garden. 

Although there is no garage, there is a southerly view which is so remarkable as to be unforgettable.
It would be possible to live here, sit on the balcony an take a photograph every day of the ever-changing light
across the skyline and south to the mountains. 

There is a garden of course, and not just a garden, but a roof top terrace, which is so unusual in town as to be particularly desirable.

It might be possible to put a jacuzzi up here on the roof tops (planning and building permissions permitting). 

Here at Bliss this has to win a BLISS badge of Honour for being the most spotless house we have ever seen
with one of the most exceptional views of Lectoure to the south.

Last but not least

This is also an inherently private house, although sitting in the centre of town.
Once the front door is closed, the property extends to the rear, and to the garden, and the guest house
beyond (from which there is no further access to the road behind).

In this sense, once you are home, with the door closed, you could be anywhere.
The house is silent, without suffering from the distractions of road or town life in any way. So much so, it is almost disorientating
to collect one’s coat from the neat cupboard at the entrance when leaving, and to open the main door
onto the hustle and bustle of Lectoure once again.
