With uninterrupted south-facing views across the valley, this property sits at the heart of an attractive and much sought-after village with international appeal and is both quiet and private.
The property is blessed with original turn-of-the-century floor tiles throughout which lend an elegant and charming ambiance to the home.
The house is bisected from north to south by a long hallway, the mirror image of which we find on the first floor.
We begin our visit to the property in the main reception room.
With its tall fireplace, book-lined walls and wooden floors, this is a warm and welcoming room, filled with south-facing sunlight.
The dining-room enjoys the same southerly aspect and is also book-lined (the perfect house for a bibliophile!), and the floor is also laid in wood.
A sun-room to the rear of the property, opens out on a north-facing courtyard, which is equipped with a log-burner for the winter months, and offers a cool and tranquil space in the summer.
On the first floor of the property there are four bedrooms (one with an en-suite) and a family bathroom.
The upper floor is as cheerful and bright as the ground floor. The rooms flow beautifully, and each is generous in size and well proportioned.
Outdoors there is a mixture of ambiance: between the flowery courtyard to the north, the east-facing garden with its vegetable plot, and the picket-fenced garden where we find the salt-water pool. Located in a tranquil spot out of the reach of the wind, the owner tells us that this is a perfect suntrap, and so warm that she can often bathe long into the autumn, as the waters stay warm long out of season.
To whom will the property appeal?
This house is perfect for anyone who wishes to enjoy the comfort and charm of a period property, refurbished in the style we are normally used to seeing advertised at a much higher price. It is difficult to imagine finding anything presented to such a high standard in this price category.
This is a perfect home for anyone who wishes to enjoy the comfort and privacy of a four-bedroom house with magical gardens, in a village context.
We imagine that this would be an ideal property both all year round, or for the holidays, and particularly for a home-seeker who does not wish to find themselves in an isolated situation. Perhaps a newcomer to the area who would like to integrate into the local community.
The property is not only a splendid main place of residence, but also an easy to maintain holiday home. It would also be a perfect property to let for holiday makers. It is located in a touristy area, with many visitors flocking to Condom and Nerac in the summer months, with Lectoure just a short drive away.

I like the simple elegance of the main reception rooms. The original tiled floors are a delight for those with a “floor fetish” like me. For a village house, the gardens and pool are spacious, with a delightful “English garden” appeal.

I love the floor tiles, as these are my favourite type of French floor, guaranteed to lend instant style and appeal to a house!
I also love the price. One of the most reasonably priced homes I have seen in years. A little gem. Light and bright, and certain to appeal to many.
