Where is this property located?
In the heart of Gascony, the Tuscany of France, on the edge of Condom, within easy access to the town for its shops and schools. The property is also half an hour from the much-loved market town of Lectoure, and within easy reach of Agen and the fast TGV train line to Paris, Bordeaux and Toulouse. Blagnac international airport is 1hour15 minutes away.
The property sits in a non-isolated yet utterly private location with stunning views of the countryside and on certain days a clear view of the snow-capped Pyrenees mountains.

A small rural lane leads to the property, which its neat stone walls and protective wrought-iron gate. A smooth gravel pathway leads to immaculate gardens.
There is a sense of order and beauty from the outset.
Following the pathway to the front of the property, admiring herbaceous borders bursting with flowers and shrubs, we meander to the front of an impressive looking stone house, and a covered archway entrance.
A little further along there is a large covered terrace, which as we explore the property further, we understand is a fabulous 20m² outdoor reception-room in the hot summer months, where the family can eat, or play games in the shade.
From the formal entrance-hall we glimpse a staircase leading to the first floor, and the entrance to the main reception room; and a view through its French windows to the gardens and views beyond.
The main reception room is contemporary in style, with a contemporary “Philippe” insert – enjoy the view of logs crackling behind the glass-sided insert burner in the evenings.
This spacious room is filled with light, and perfect for entertaining and dining. Its colours are light and contemporary with a sitting-area, reading-area, and spacious area by the fireplace for a cosy apéritif.
The property benefits from a lovely formal dining-room fitted with a wood-burning stove. Here there is plenty of space for a long table to host large family dinners in the winter time. In the summer months there are also plenty of places to dine outdoors.
The spacious 28m² kitchen is fitted with a range of useful units top and bottom, a traditional stove, and with place for a large breakfast table. The current owner is a keen chef and this is very much a working kitchen, with room to move around and to entertain!
Also on the ground floor, there is a separate guest cloakroom/toilet and a family bathroom, a second toilet and a spacious laundry room (very useful with the large number of guests this property is likely to attract!).
We’ve saved one of our favourite rooms on the ground floor until last. Facing the pool to the west of the property there is a FABULOUS large converted barn, which is currently used for a multitude of purposes. Opening directly onto both the covered 20m² terrace area, and directly onto the pool, this room is currently used as an Art studio and a study. This is a fabulous area for a party, both in winter and in summer, opening on to the gardens, but being spacious enough to dance!
A stairway leads to a 27m² mezzanine above, used as a cosy games room, and with access to the upstairs bedrooms in this westerly section of the property.

The property has a total of eight bedrooms with six in the main house and two in the guest house.
The main house : Let’s take a look upstairs
Returning to the main entrance hall, we ascend a wooden staircase to a large and spacious landing (from which we note a telescope positioned for star-gazing, in the wonderful dark night skies of the Gers). Interestingly, there is also access via a stone terrace and stone flight of stairs to the garden from the landing – creating a discreet entrance and exit directly to the bedrooms for guests, or night-time revellers.
From the central landing we access four luxurious bedrooms; each as comfortable as the other, with three guest bedrooms and one vast parental suite which measures an impressive 45m² – and resembles a luxurious appartment suite more than a bedroom. The master bedroom has an insert burning gas stove and private dressing room, and private 15m² bathroom. The guest bedrooms share a family bathroom with a bathtub shower and WC.
The first floor has beautiful oak flooring throughout, which lends a sense of harmony and continuity to the property.
On the west side of the property, accessible from the mezzanine area overlooking the spacious pool-side reception room, there are a further two guest bedrooms, and a bathroom.
The Guest Cottage
Built in pretty stone, the façade is equally as beautiful as that of the main house. This house is currently used by a family member as a second comfortable home. There is a large open-plan reception room and kitchen as well as two ensuite bedrooms. From here there is a lovely views of the countryside and easy access to the pool.

This property is a substantial home that will provide a spacious main place of residence with a second house which is ideal for elderly family members, guest, or possibly for tourists were one to envisage developing a small business.
There is a decidedly contemporary twist to this home. Lovers of big spacious rooms, barn conversions and homes designed for entertainment and ease of living, will love this property. Every inch of the property has been restored, to ensure comfort and elegance.
The gardens are elegant and landscaped, with interesting features such as the fountain, the neat gravel pathways… and of course THE VIEWS.
