Spacious character property
In the centre of Lectoure

lovely restoration

Lectoure is one of the finest towns in Gascony, perched high on a hilltop, and dominating the surrounding countryside around, the view of its imposing cathedral is visible for miles around.

In its shadow and in the heart of the oldest part of town, the current owner has lovingly restored the property.

Located in a tranquil and walled location, the property benefits from the town’s many attractions, its weekly Friday market, bespoke shops, tea-rooms and restaurants, and yet it is set back, as if observing the life of the town, from a safe and secluded position.

It is easy to see why such a choice has been made. The room is bathed in light, with far-reaching and breath-taking views to the south and to the mountains beyond.

From the kitchen there is access to a pleasant second reception-room, which could be used either as an upstairs drawing-room or dining-room. This is a warm and cosy room, with walls in tender-coloured greens and deliciously deep library reds. To complete our sense of cocoon-like comfort, there is a wood-burning stove in the fireplace for chilly winter nights.

On the other side of the kitchen a large double bedroom offers a different style, with its exposed stone-walls. Here there is an en-suite shower-room, a separate cloakroom/WC and a large dressing-room with light oak-coloured shelving.

A study decorated in soft reds provides a tranquil place to work away from the rest of the family.

The second-floor of this property has also been developed and here we find a sitting-room in pale blues, and a bedroom in pearl grey in a room which boasts the most magnificent parquet flooring. There is a separate WC on the second-floor.

These rooms sit directly above the first-floor kitchen and as such offer the same magnificent views over the roof-tops of the town to the Pyrenees etched on the distant horizon.

A bedroom painted in green sits on the other side of this floor along with a bathroom/WC and a small dressing-room.

The current owner has carefully decorated each room, in contrasting and pleasing colours. Each room in the property offers up its own special ambiance and each is as lovely as the next.

Points of Note

Original oak beams and stone archways.

Characterful fireplaces which add an authentic note to the property.

An exceptional view to the Pyrenees.

Light-filled rooms

Living accommodation both on the ground floor and first floor (ideal for large families or guest-house)

Shops, restaurants and schools just minutes away on foot

Historical quarter of town – highly sought-after area

Our thoughts here at Bliss

This property is perfect for a large family wishing to live in the heart of Lectoure, with young children of school age, or older children wishing to benefit from the close proximity on foot to the local schools.

This property offers the privacy of several different reception-areas and spacious bedrooms, with the central kitchen on the first-floor providing the hub of the household and a central meeting point!

The spaciousness of the property and the various living areas over three floors would also enable a couple to run a small bed and breakfast or “chambre d’hôte”.

This property has been restored with good taste and fine quality materials.

It is important to note that there is a large reception-room both on the first-floor and the ground-floor, so it is easy to imagine how a family might separate their own living quarters from those of guests or family.

What I might consider doing if this property were mine?

If this property were mine I would replace the four kitchen windows with double-glazed glass as well as that of the downstairs bedroom.
Some attention is required to the mezzanine on the top-floor to make it child friendly
