Where is the property located?

This property is located a short drive from the market town of Condom, in a tranquil spot.

There are a couple of neighbouring houses.

Our property is free from any overview of neighbours and there is a lovely sense of privacy from the enclosed gardens and stone walls which run around the garden.

Agen is less than an hour away with its fast train to Paris, Bordeaux and Toulouse. Toulouse is an hour fifteen by car, with Blagnac international airport.

The Gardens, Guest Cottage & pool

The courtyard garden is beautifully paved for easy maintenance. There is a spacious covered terrace/ barbecue area next to the guest cottage, and a raised balcony/ terrasse off the kitchen.

The impression one has, is of a peaceful sunlit place to relax, in sunlight or shade in the hottest months. The oval pool is raised and sits to the front of the property with a terrasse area all around.

This is a fantastic property for entertaining, with the separate guest house, or for dinner guests in summer the covered terrace and barbecue area which provides a fantastic ambiance for parties.

The main house

The ground floor

We enter the main house via a central hallway from the courtyard garden.

The property has a cosy period feel, with pretty exposed stone walls, stone floors, which are in perfect keeping with the age and style of the property.

On the ground floor there is a galley- style kitchen which is spacious and well organised. The kitchen opens onto a covered terrasse area at the far end, with plenty of place for a long table, perfect for outdoor dining and an additional living-space in the summer months.

Next to the kitchen, we find a formal dining-room for evening meals or indoor winter dining, a cosy study/ television room and a larger reception room at the far end.

Each of these rooms is brimming with character : stone walls, floors, beams and period features.

The ground floor benefits from a shower room/ laundry room as well as a separate downstairs guest cloakroom/WC and sink.

A vintage wooden staircase leads to the first floor.

The first floor

At the top of the staircase there is a generous landing area with a window which leads to two generously sizes double bedrooms. Each of these bedrooms has a private ensuite shower-room, WC and sink. The first bedroom has a large closet. Both rooms overlook the pool.

The second floor

The second and top floor of the property is delightful! With gorgeous views from the main bedroom, there is a bathroom on the other side, with a bathtub, shower and WC. The top floor has the feel of a private appartment.

    Our thoughts here at Bliss

This property will appeal to lovers of traditional stone properties with the warm and cosy ambiance of a cottage.

We love the big stone fireplace, the exposed stone walls, the exposed beams and lovely stone floors. The kitchen is full of character, and one had the distinct impression that this property would be very snug in winter – and open out in the summer months to guests with use of the guest cottage and pool.

The guest cottage could be let separately to generate rental income.

This property is ideal both as a holiday home and an all-year round residence.
