Overview

At the end of a long lane, surrounded by well-tended lawns, we find a very pretty stone house that has been extensively renovated to highlight its many original features.

The particular charm of the property lies in the exposed stone and brick that really make it stand out from other houses in this price range.

It is located in a quiet hamlet that is set apart from other properties in the area; there are only two neighbours.

Ground floor

The spacious entry hall is a delight and sets the tone for the whole house. It features exposed stone and brick walls as well as beams.

On the left of the entrance hall is a large open living room with a wonderful fireplace and original stone sink. Here again exposed brick and stone predominate, and this room is filled with light. On one side we find doors which open to the covered terrace, and this room opens out into an equally spacious dining room.

On the right of the entrance hall, we find a lovely ground floor bedroom which has a beautiful fireplace. Here there is also a modern en suite shower room.

Behind the bedroom we come to the kitchen, which has also been recently renovated. It is a very attractive space, with lovely dark gray units and a pretty tiled floor.

A small laundry room off the kitchen doubles as a boiler room and also hosts a WC.

And that is not all, as there is also a second large back hall that is currently used as a bar by the present owners, but could make a lovely library or study.

There is underfloor heating everywhere on the ground floor.

First floor

Exposed stone and brick continue to be the theme here as we find ourselves in a hallway with exposed stone walls and a skylight. There are three good sized bedrooms on this floor and a large family bathroom that you could renovate if desired.

There is also an approximately 60 m² mezzanine which opens up onto the living room downstairs. This space is just beautiful and would make a fabulous playroom or a lovely large library and study.

Grounds

A large covered porch runs the length of the house on one side, and this makes a perfect area where you can still enjoy the outside on cooler days or when it rains.

The garden is laid to grass and does have some lovely mature trees in it. However, it is an area where you could plant extensive flower beds and fruit trees to really take advantage of the outside space.

There is a pretty little stone barn that is currently used to store garden tools but with renovation could be quite lovely.

    This is a very attractive property which has been renovated to highlight the beautiful original materials used in its construction. is on the market at a very reasonable price. It has only two neighbours, so you can be private but not isolated.

    If you want to be totally isolated in the country this is not the property for you, but if you like the calm of the countryside combined with the security of having a neighbour or two to keep an eye on the property when you are away, this home is ideal.

    We loved the location – between a small village and the proximity to Agen with all its amenities and train station. And we also loved the fact that all the hard work has already been done!
