Overview
We find ourselves in the ancient roman town of Eauze, on the north-western borders of the Gers. It is a small town, but has a number of good restaurants, an excellent weekly market and a variety of shops. Fortunately, all of this is available on foot, by bike or by car, as the property is within easy walking distance.
The house itself is a delightful jewel; it has been well renovated in a way that highlights the beauty of exposed beams, stonework and stunning brick fireplaces.
It is filled with light, and resonates with peace and tranquility.
Entrance
This property is accessed down a private road, flanked by vineyards on one side and ending in a charming pond filled with waterlilies, where wildfowl are often seen. This is the beginning of the actual property and from here we can see the manicured gardens and catch a glimpse of the main house.
As we approach the house, we get an idea of the extent of the gardens but we also begin to see the layout of the property. Straight ahead is a wide gravelled area, perfect for parking.
Along the side of the house and behind a protective wall we glimpse a riot of flowers, as well as a charming henhouse that has been lovingly preserved.
Ground Floor
We approach the house from the front, where the wide patio bordered by flowers is a particularly lovely place to sit and relax.
Through the front door we find a spacious hall where gentle earth tones, exposed beams and terracotta tiles set the tone for the entire house. The hall opens on both sides to generously proportioned reception rooms, with an original wooden staircase at the far end.
The star of the house is clearly the stunning 35 m² living room: here we find original floor to ceiling cupboards, a large open fireplace, as well as two long windows which bathe the room in a warm light. This is a perfect place to relax in winter beside a roaring fire in the wood burner, or with a good book at any time of the year.
In addition to the wood burner for those cosy evenings by the fire, the house can also be heated with the oil-fired boiler.
The supporting beams that separate the living room from the dining room have been preserved to create a charming screen-like effect, and an added sense of space.
In the dining room, where you could easily seat ten or twelve guests, we find another stunning exposed brick fireplace.
Behind the dining room is a beautifully renovated kitchen and a practical laundry room with guest WC.
To the left of the front hall, we find a spacious TV room with large, South-East facing windows and another beautiful fireplace, this one decorative only. There is a good-sized office behind this room which could also be used as a library, or an additional bedroom.
The beautiful floor tiles which have been laid throughout the reception areas of the ground floor give a pleasant sense of continuity.
First Floor
Upstairs, the calming earth tones continue and are reinforced by the beautiful brick and wood half-wall that runs parallel to the staircase.
On the left-hand side of the landing, we find the master suite with attractive parquet flooring, half-timbering on one wall and another gorgeous brick fireplace.
The master suite continues into a large shower room with twin sinks and a WC, as well as large closets.
On this side of the landing, additional storage is also available thanks to a large walk-in closet.
There are a further three spacious bedrooms, which are accessed from the other side of the landing. They all share a beautifully appointed bathroom; here the focus is a stunning claw footed rolltop bath, with a large shower, twin sinks and a WC also available.
Grounds & Gardens
Flowers burst from every corner of this property, and each side of the house offers a quiet space to sit in the sun – or the shade – and enjoy the tranquility of this lovely place.
Behind the kitchen there is a wonderful walled garden filled with flowers that spill down from the walls and fill the air with their fragrance. Additional seating areas can be discovered and enjoyed here.
Behind the house we find a charming henhouse with space to store wood and garden implements.
Here a large open hangar is tucked away, offering ample room to park several cars in case of inclement weather.
The fully functioning well can be used to water the garden. Whilst the owners have kept the area around the house beautifully groomed, they have also left a decent-sized area for wild flowers. Walk along the mown path to the oak trees that mark the boundary of the property, where nature has been allowed to remain wild and untamed – much to the bees’ delight!
Our thoughts at Bliss
Our owners chose this house for a very good reason – it is totally private and feels like a country estate and yet it is only a few minutes walk from the historic town of Eauze, with its bustling farmers market, and excellent restaurants.
Beautifully renovated and filled with natural light, the house has preserved many of its original features, bringing charm and character to the property. With the option of a ground floor bedroom, it caters to a variety of needs and preferences, making it a desirable choice
