Renovated Village Housein Dunes
immaculate stone property
This immaculate stone property is set in the heart of the 13th Century market town of Dunes. Located in a tranquil lane, it has, from the outside, the appearance of a well-kept village house in stone, which nestles in a row of period properties, in this picturesque and sought-after village.
If the outside is traditional in appearance, the inside is a revelation. The front door opens onto a long bright corridor, where it is clear from the minute one steps inside, that the interior of the property is a testimony to the talents of the architect and designer in charge of the renovations.

In pristine condition, the property is light and bright, with clean lines and a modern and timeless feel. The decoration is classically sober, with touches of contemporary design, noticeable in the suspended ceilings, and bespoke concrete stairwell. There isn’t a trace of dark rusticity in this property. It is bathed in sunshine, with a clean and happy feel; a sense that one only needs pop a cork, and sit back and relax over a glass of wine. This is not a property for a budding DIY fanatic. It is hard to find anything that needs repair, or change, with faultlessly good taste throughout.
The main hallway runs the length of the house, with views through to the compact but charming courtyard garden with its feature “zen” style pond, and the rustic brick walls of the property’s two separate barns (40m² and 60m²) located to the rear of the garden, and which form a pleasant contrast to the modern interior.
This generous hallway leads to a spacious reception room and to the kitchen, which overlooks the courtyard garden. It is pleasantly fitted and furnished, and plenty of room for a breakfast table. The current owner is a keen baker, and tells us that the kitchen has been a perfect workspace for local bake offs. It is bright and jolly and pleasant area which has been an inspiring place in which to work her magic.
Additionally, on the ground floor, there is a compact but snug study area, with a downstairs WC and stairs to the first floor.
The ascent to the first floor is quite an experience on a first-time visit, as the format of the stairs, and the suspended ceiling above these, are eye-catching feats of design engineering. This whole space is bathed in light, and forms a central gallery to the upper floor, which has the feel of an art gallery to it.
The current owners tell us that they envisaged continuing the staircase up one further floor, and making use of the ample loft space above, to create two additional bedrooms and a bathroom.
The two upstairs bedrooms are spacious and well fitted. The first has an en-suite shower room, and spacious walk-in dressing room, the second a private shower room.
The property is insulated, has main drains, and oil fuelled central heating.
The owners appreciate the convenient location of the property, with its easy access to both Agen (and the TGV train line) as well as to the popular market towns of Lectoure and Saint Clar.
It makes a stylish permanent residence (with the possibility of an additional two bedrooms to increase the value of an extremely well-priced property), or an ideal lock-up and leave holiday home, with its easy to maintain garden.
“We have loved living here over the last few years. We have been welcomed into the community, and made to feel wonderfully at home here, and have made many friends. We fell in love with the house as it was in such beautiful condition. Any additions we have made have been in keeping with the original design. This is a house for someone who, like us, appreciates ease and comfort, with style. It is the perfect home for anyone seeking tranquillity without a sense of isolation.”
Here at Bliss
Here at Bliss we particularly like: the kitchen with its view over the ornamental pond and gardens. This lovely room is beautifully furnished and has a happy feel to it. French doors lead from the kitchen area to the garden, offering a perfect spot for outdoor dining. We also love the high rear gates and walls which encircle the courtyard making this an utterly tranquil spot, in the heart of a vibrant village.
