Overview

A delightful two-bedroom stone house, perfectly placed on the south side of Lectoure offering splendid views across the countryside towards the Pyrénées.
Beautifully renovated in a modern style, it offers bright, open plan living over two floors with a wraparound terrace outside, a large garden with feature fountain, plus a garage.

Within easy strolling distance of the quintessential Gers town known for its eclectic mix of antique shops, galleries, boutiques and cafes, this part stone house is a low maintenance option with potential to extend. Architect’s drawings have been prepared and planning permission obtained for adding a third bedroom, dressing room and large shower room.

As a pied-à-terre or for first-time buyers looking for a peaceful, private, practical home with easy access in and out of the town, this property is a delight. The opportunity to extend, adds to its appeal.

A closer look at the house

Step into the garden through private gates and there’s an immediate sense of space and calm with uninterrupted, far-reaching views of the Gers countryside.

Enter the house from the decked terrace and through any of the three floor-to-ceiling glazed doors and you’ll find yourself at the heart of the living and dining space which connects seamlessly to the well-appointed kitchen.

It’s a welcoming environment which, whilst free flowing, has a modern cosy vibe thanks to a mix of textures and materials including travertine tiled flooring, original honey-coloured stone walls and some that are cladded in a light wood. There are also exposed wooden beams from beneath the upper mezzanine floor.

The kitchen has a two-tone effect with modern base and wall units, a built-in cooker with induction hob and plenty of space for a large dining table. Wherever you are on this floor, with so many windows and doors and part double height ceiling, it feels spacious and is flooded with natural light.

Next to the stairs is a WC with space for a washing machine and practical storage.

The first floor

Climb the wooden stairs up to a small landing and you will find two bedrooms and a shower room. Both bedrooms are under the eaves so have sloped ceilings. The main bedroom sits to the left and the second smaller bedroom to the right would suit a child or can be used as an office or for occasional guests. In between is a shower room with WC.

All these rooms have original stone walls as well as wooden cladded walls adding to the character and warmth.

The outside space

The house sits nestled against Lectoure’s hillside and around it on both sides and in front is a delightful garden divided into sections, with a variety of tree species including olive trees. There is a sunny terrace on the upper level and neat decking spanning the length of the property. In front of the house is a grassed area with a charming original water feature, and to the side a large lawned space which would make an excellent potager.

The areas either side of the property are also suitable for adding a pool (subject to permission from the town hall).

What we love here at Bliss

We love that this charming, light-filled house is ready to move into, plus it’s in a great location so close to the centre of Lectoure. The big garden, terraces and hillside aspect on the southern side of the town means there’s both an incredible view and a feeling of peace and tranquillity.

We also love the décor – it’s understated but cosy and the mix of wooden cladding with original stone walls and modern fittings is hugely appealing. Once through the gates it feels private and calm, and having the option to extend to the side by knocking through the lounge offers an opportunity to turn this one-bedroom house into a family home.

    Who will this property suit?

Someone looking for a modern pied-à-terre, who wants original stone features but loves the fact that all the renovation work has been done, with the possibility to extend at a later date in order to create more living space.

A keen gardener who wants to make more of a good-sized garden, particularly for Lectoure, and grow their own fruit and vegetables. A single person or couple who wants to be connected to small town life but appreciates the beauty of the countryside and enjoys being able to reach other towns and villages with ease for a change of scene.
