Overview
In the heart of a sleepy village, on a shaded central square this stone house has a pleasing façade, with its sweet garden, neat stone wall and gate.
The garden to the front of the main house is just the right size for a table and chairs, a terrace, a small lawn, some shrubs and flowers, and a jaunty tree!
There is a small shed providing space for a few essential garden tools with all the extra storage space one could wish for in the large stone barn across the lane.
The main house
The front door opens directly onto a large reception room / kitchen which has been renovated in recent years.
A black framed glass partition separates the entrance hall and the kitchen, and lends a contemporary Parisian « atelier » ambiance to the room.
The white stone floor is stylish and marries well with the anthracite grey kitchen units and plum coloured rear wall.
The kitchen is open-plan with the main reception-room, which has conserved its original central fireplace with stone pillars and ancient brick chimney breast. The fireplace has been fitted with a black wood-burning stove.
The exposed stone walls and travertine stone floors ensure the room remains fresh, light and contemporary.
The downstairs shower room, cloakroom and laundry room are accessible from the main reception-room via an internal hallway.
We particularly like the old carved oak doors which have been recuperated and open onto the laundry room.
A steep contemporary ladder-style staircase leads to the third bedroom which forms a mezzanine area above the rear hallway.
Upstairs there is fantastic head height (there is a very tall armoire), place for a large double bed, and a small desk that sits in-front of a small window.
The original wooden staircase to the first floor runs from the central reception room.
Upstairs there are two vast double bedrooms, and a large bathroom with a shower with a separate toilet on this level.
The bedrooms are generous in size and when the windows are wide open the rooms bathed with light and pretty views of the square.
The Adjacent Barn
This lovely old barn is several hundred years old and built from the finest stone. It sits a stones throw from the main house on the same village square. Currently used for storage the barn has two floors. Both the ground floor and the first floor have considerable head height. This building could (with appropriate planning permission) potentially be a second habitable space of considerable size. The agency has not yet made inquiries as to the viability of this project.
As it stands, the barn is used for storage alone. There is a good sized strip of lawn to the front of the barn.

The stairs to the 3rd rear bedroom are steep (ladder-style) and unsuitable for anyone with mobility issues.
There are no shops or restaurants of any kind.
Lectoure and Condom are a short drive from the property. A car is required for shopping. There are no public transportation links from the village.

This property is ideal as a holiday home, or for a couple or small family looking for an easy to maintain property in Gascony, with just enough garden space to enjoy the picturesque village location (utterly quiet and quaint!) without having to wrestle with an enormous amount of land.
The property is stylish, contemporary, comfortable and has seen extensive renovations.
