Overview
Not far from Condom, the charming sub-prefecture of the Gers, a quiet country lane leads to the entrance of this remarkable property. There, a private driveway crosses a landscaped park and arrives at a grand eighteenth-century manor house. This impressive building is the jewel of an estate that also includes a handsome pigeonnier and a separate guesthouse.
Beyond the sheer beauty of the setting, visitors immediately notice how impeccably maintained the entire property is. A full tour reveals that every building—except the pigeonnier—has been renovated to the highest standards, with exceptional craftsmanship throughout.


The Eighteenth-Century House
The main residence is a long, graceful, two-storey building flanked at each end by a square tower, giving the whole façade a harmonious sense of balance and lightness.
The front façade features several entrances—one directly into the kitchen and the other serving as the formal main entrance. Passing through the double doors, one discovers a majestic, bifurcated wooden staircase rising to the upper floor.




Ground floor
To the left of the entrance lies a vast, light-filled living and dining room with three large south-facing windows. A substantial stone fireplace with an insert anchors the opposite wall. At the far end of this room, occupying the base of the western tower, is a large space currently used as a laundry room.




Continuing clockwise, one reaches another room opening onto an attractive outdoor terrace, then a corridor leading to three bedrooms and two shower rooms, one of which is en suite.


The tour continues through the garage, the back kitchen, and finally the main kitchen itself—an inviting, beautifully designed room where all cabinetry and the central island have been custom-made in light wood.
The ground floor of the eastern tower, adjacent to the kitchen, remains to be renovated.






A small sitting room or study completes the circuit back to the entrance hall.


The first floor
The double staircase leads on the right to a spacious landing suitable for use as an office, and to two bright bedrooms, each with an en-suite shower room and WC.








The left-hand staircase provides access to two further south-facing bedrooms, one with an en-suite shower room and the other with a bathroom.




The towers
Each tower has been converted into a private suite. An exterior stone staircase leads to the first floor of each tower, where a sitting room and shower room are located. A second, interior wooden staircase leads up to the bedroom.
An interesting detail: each suite could easily be connected internally to the main house.








The guest house
The guesthouse, well separated from the main residence and offering excellent privacy, contains two self-contained apartments on the upper floor, each accessed via an exterior wooden staircase leading to a charming terrace with lovely views of Condom’s cathedral. Each apartment includes a living room, kitchenette, shower room and laundry area.
Notably, both apartments have also been fully renovated.
The ground floor of the guesthouse includes three storage rooms.








The grounds
If the house is magnificent, the 3-hectare park is equally so. At the entrance to the property, a rich variety of mature trees shields the estate from view and lines the driveway—among them splendid Lebanese cedars.
Beyond the trees lies a vast lawn bordered by flowers and planted with a striking floral bed.
The gardens continue around the house and extend toward the rear and the guesthouse. Here and there, additional flowerbeds or a tall cypress draw the eye.
The idyllic, impeccably tended grounds also include several discreet parking areas and two wells, each connected to an automatic irrigation system.






What we think here at Bliss
This is a property that embodies the timeless beauty of Gascon heritage. The main house is magnificent, comfortable and beautifully restored. The park is enchanting.
The guesthouse is as charming as it is functional.
Altogether, the estate lends itself equally well to family living or commercial projects.
