Overview

This house really has it all. It is pretty, peaceful and perfectly located, as it sits equidistant to the chic town of Lectoure and bustling Condom, both of which are a mere 10-15 minute drive.
There are far reaching countryside views from every aspect of this property, and key features include its stunning fitted kitchen and large living room, complete with fireplace and double aspect French doors leading out onto the pool and outdoor entertaining area.
Adding to its appeal, is the fact that this house not only looks fantastic but is practical and economical too, with underfloor heating throughout most of the property, double glazing and a modern pellet heating system.
The setting
We approach this delightful home off a quiet country road in the north of the Gers, which is surrounded by cypress trees and has a distinctly Tuscan feel.
Entering the private double gravel drive with gardens either side we are immediately struck by the sense of space and beauty of both the house and the surrounding environment.
A travertine pathway leads us around the side of the house underneath a stainless-steel pergola, to a glazed porch and the main entrance. This entrance opens into a smart hallway also with travertine tiled floors which are a feature throughout much of the ground floor.
The main house
The entrance hall is lovely and bright thanks to the glazed doors at each end. Off it is a large, smart kitchen with modern fitted base units, a double stainless-steel sink, induction hob and oven beneath.
A quaint feature is the original stone sink beneath a window.
There is also a breakfast bar separating the kitchen from a dining area with lovely views over the pool and gardens.
Alongside the kitchen, a large living room with an impressive stone fireplace and bookshelves at the far end offers real wow factor. This exceptional space is flooded with light thanks to two double aspect French doors, one of which is set into a stunning arch through which you can access a stylish terrace.
The swimming pool sits directly in front and beckons you to take a refreshing dip. To the right, a bar stands ready to greet your guests for alfresco entertaining.
Two bedrooms can also be found on the ground floor. One has an ensuite shower room and French doors which open out onto the garden, giving this room private access and therefore making it suitable as a B&B. A charming feature of this room is the old fireplace.
Both bedrooms have staircases up to mezzanine floors with eaved ceilings, offering additional storage or dressing room space, which could also work as extra sleeping space.
Also on the ground floor is a small hallway with a WC and a separate shower room.
The utility areas
At the far end of the house, down on a lower level, is where all of the practical spaces can be found – a laundry room, garage, an area housing all of the heating equipment. This area can be accessed separately from the garden.
The first floor
From the living area, open sided stone steps lead to the first floor and a long, light-filled landing. From there, two good sized bedrooms and a large bathroom can be accessed. The bathroom has a bath, a WC, double sink and separate shower cubicle. All of the rooms boast original beams and wonderful views.
The gardens
The house sits within its own gardens, spanning 5000m2 that are mostly laid to lawn but with a fabulous mix of flower beds and variety of tree species such as olive, green oak and pine, to fig, peach, apricot and prune trees. Some terracing has been created, adding privacy and character as typical Gascoigne stone has been used and planting arranged in between.
Set close to the back of the house is a swimming pool with a fabulous view. It is private and has carefully thought-out landscaping and grass around it. From here the garden gently slopes towards farmer’s fields and a small reservoir at the bottom surrounded by trees.

Pretty much everything! This property is beautiful inside and out.
The setting is idyllic and it’s in a fantastic location offering peaceful rural living,and yet quick access to the most popular towns and villages of northern Gers. It has been renovated and decorated to a high standard and is a clever mix of modern comforts and original features using authentic materials.
It’s practical too, so is ideally suited to a family or as a second home with no further renovation work to be done and low maintenance.
