Elegance, romance and tranquillity
Beautiful renovation

Restored farmhouse between Condom and Nérac

This elegant Gascon farmhouse is situated on the outskirts of a village, yet in the heart of the countryside.

We approach along a driveway flanked by hedgerows, ornamental trees and farmland. The setting is superb; formal gardens with clipped hedges, a French parterre and a small cypress grove. We are surrounded by flora and fauna in a tranquil place unseen by passers by.

Upon entering the house you are greeted by a spacious hallway with original tiled floors.

The ground floor comprises a kitchen with a dining annex, 3 reception rooms, a bedroom, shower room and WC/laundry.

A fitted kitchen is the heart of the house boasting a cosy seating area with a wood burning stove. To the west is an elevated terrace and to the east a covered terrace.

A dining area adjoining the kitchen also leads out to the covered terrace which in late summer is dripping with tantalizing grapes.

The reception rooms are elegant, bright and spacious.

The views are immensely satisfying looking down across the crystal clear pool, cypress trees and clipped boxus to the grassland below.

The study/library is reminiscent of a gentleman’s club. The walls are lined with bookcases and there is an open fire for chillier days.

An unusual find in a Gascon farmhouse is the wood panelled drawing room. It is double aspect with a stone fireplace as the focal point and is immensely elegant with high ceilings and wooden floors. Glazed doors open out from here onto the south facing terrace.

The views are stunning looking down on the pool and parterre with the backdrop of cypresses and countryside. Also on the ground floor but its own external access, there is a double bedroom and shower room.

Going up the old wooden turned staircase we find four further bedrooms, two en suite, and a bathroom. All rooms are bright and airy and benefit from the morning sunshine.

The master suite is sumptuous with glazed openings across the west facing wall each with a Juliette balcony. The view across the lawn to the lake below is a perfect image to wake up to whatever the weather. There is an en-suite to one side with a claw foot bath and shower, and to the other a dressing room.

Continuing upstairs we reach the attic which has been renovated and would make a fabulous playroom, music room or a quiet place to practice yoga.

Below the house facing the pool is an atelier, a cave and the old stables which now function as a workshop.

The house is surrounded on all sides by gardens. On a lower level from the house is the pool with a French parterre to one side and a covered seating area to the other. From here the garden takes us down another level to the orchard and pasture below. The land is suitable for horses with plenty of shade from the mature trees.

Two streams run through the paddocks making the grass lush even in late summer. To the west of the house across the lawn sits a large lake; a watering hole for wildlife.

Our thoughts here at Bliss

This property oozes charm and taste. The quality renovation has been carried out sympathetically with elegance and style. There is truly nothing to do except make it your own. The gardens are formal yet romantic; roses, shrubs and mature trees. What more could you want?

What would I consider doing to the property if it were mine?

Absolutely nothing except turning my horses out into the paddocks.

Who would this property suit?

The current owners have owned the property for 30 years and have enjoyed it as a permanent residence welcoming family and friends to stay. The property is suited to this. It has the feel of a family home rather than a holiday home. Although, of course, it could be both

Key points

The renovation is excellent with the roof, electrics and plumbing being recent.

There is no work to do and the grounds have been beautifully landscaped.

The owners have benefitted from using their own felled trees to keep the fires going in the winter.
