Perched on a hillside at the edge of one of the most beloved bastide villages in the northern Gers, this stone-built home is a hidden jewel that perfectly combines historic character with modern comfort.

Overview

Traditionally, houses in Gascon hilltop villages were built within the protective walls, with gardens located outside, cascading down the slopes. This property is particularly fortunate to have its garden just a few metres from the front door. The owners have cleverly designed the space into three landscaped terraces, leading down to a magnificent swimming pool that overlooks the plains below, offering sweeping views across the countryside.

The house itself was originally built into the village ramparts. Its thick stone walls and generous windows capture natural light throughout the day. The village is both charming and practical, offering a shop, a restaurant, and a vibrant programme of cultural events year-round.

On the ground floor, the house opens onto a spacious dining room and kitchen, where the original entrance door has been preserved. A practical wood burner brings warmth on cooler winter days. This level also includes a shower room, a laundry area, and a small garage, which houses the heating system and fuel tank.

First floor

The original wooden staircase, lovingly maintained, leads to the first floor, where beautiful wooden floors continue throughout.

At the heart of this level lies a striking living room with a double-height ceiling, exposed stone walls, and tall windows set high in the walls, filling the space with light.

Two large bedrooms open off this central space, each with polished wooden floors, original radiators, and generously sized windows. The main bathroom is equally elegant, featuring a freestanding Victorian roll-top bathtub, bathed in natural light.

Second floor

From here, a wrought-iron spiral staircase rises to the second floor. The mezzanine is currently used as an additional bedroom, with a play area tucked under the eaves.

The true highlight of this level lies beyond a set of sliding glass doors. Here, a spacious terrace extends above the rooftops with panoramic views towards the distant Pyrenees – an ideal spot for morning coffee or evenings spent stargazing.

Gardens & Pool

Just steps from the house, the private garden unfolds across three levels. Stone steps lead to the spectacular swimming pool, measuring twelve by six metres and framed by a wide terrace on all four sides. The elevated position ensures complete privacy and breathtaking views across the Gers countryside. A covered pergola with lighting makes this the perfect space for evening gatherings.

In addition, a large garden shed with electricity and a composting toilet provides practical convenience, and its rooftop terrace offers a unique vantage point for sunset cocktails. A small stone outbuilding has also been preserved, offering scope for a future renovation project.
