Overview
Ideally located in the heart of a lively Gascon market town, this charming stone property offers the perfect pied-à-terre in the Gers. Compact, characterful and full of potential, it provides comfortable living as it stands, with potential scope to extend the habitable space if desired.
Ground floor
The ground floor of the property currently serves as a storage area, but the large double garage doors make it possible to park a car and still have plenty of room for a workshop or extensive storage.
There are three large windows and big double doors. The original stone walls add authenticity to the space.
This space has occasionally been used for gatherings and, subject to the relevant permissions, could be transformed into further living accommodation — for example, a spacious kitchen-dining room or additional reception area.
A separate front entrance leads to an enclosed original staircase, providing independent access to the first-floor living quarters.

First floor
The entire first floor serves as the living space of this property. Conceived as an open plan loft space, it offers high ceilings and large, elegant windows. A Jotul wood burner provides warmth and cheer to the entire house and is also extremely economic There are 5 large double windows on this floor, and all have been recently replaced in high-quality double-glazed wood in compliance with local building codes. As a result, the entire living space is filled with natural light.
There are attractive views across neighbouring rooftops towards the surrounding countryside.
The living space is clearly divided into three separate areas; there is a good-sized kitchen, a large living room and a partially enclosed bedroom. Behind the bedroom is a practical walk-in closet and shower room.
Attic
The original wooden staircase continues up to the second floor under the eaves. There is some space here to create a small office or storage room, if desired.

Our thoughts here at Bliss
There is a lot of charm in this property, and although there is still work to be done, it is very comfortable.
The living space on the first floor is compact and carefully thought out.
Key structural improvements have already been undertaken, including roof works and the installation of premium heritage-compliant wooden windows. While some cosmetic updates remain possible, the property is immediately comfortable and functional.
The proximity to all amenities, restaurants, bars and commodities in the town affords a high quality of life, and there could also be potential for seasonal rentals.
