Overview

This property is situated in one of the most attractive areas of the Gers. it has views of rolling hills from the covered terrace and no close neighbours, even though it is only a few minutes from a lively village.

Once you pass through the gates, you are in your own little world, totally private and peaceful. There is a charming little pond, attractive flowerbeds and many mature trees. The covered terrace at the front of the house is the ideal place to spend time listening to birdsong or reading a good book.

Ground floor

The house is quite spacious and in very good overall condition, so you can move in immediately and begin to enjoy life in the area.

On the ground floor there is a spacious kitchen that has been recently modernised; it opens onto a large living room with glass doors to a side patio. On the other side of the kitchen is a charming sitting room with beautiful tiled flooring and a woodburning stove.

Further on, on the other side of the front hall, there is a large bedroom.

At the back of the house, and accessed through the sitting room, a wide passageway leads to a bathroom, a separate WC, and a small laundry room. A door leads to the stables, which could offer more living space if desired.

First floor

The traditional staircase leads up to a half landing with access to a large, full-height attic. This is the perfect space to expand the house – it would be relatively easy to create a large bedroom with en suite bathroom and dressing room here.

On the first floor, there is a first bedroom opening off the landing on the right, and on the left is the master bedroom.

This is a large room which has a private bathroom that has been created in the attic space by a previous owner. You pass through a low door into a surprisingly large space with a modern shower, handbasin and WC. It is quite quirky and unexpected, but also very practical!

Pool

 The large (18.5 x 12.5 m) swimming pool is covered with a very useful dome which keeps the pool free of debris and also substantially extends the swimming season. It can be pushed back in the hottest summer months.

Outbuildings

In addition to the stables and attic space, there is a large barn attached to the house on the pool side. This is accessed by big double doors, but there is also access from the back hall of the house. Here we find the pool pump and there is plenty of room to park several cars.

Here is where the original owners made their wine, and there is still a small wine cellar with the metal racks ready to receive new vintages. This could also be a great place to create a studio or creative space.

Behind the house there is a tiny pigeonnier with a door – too small to do much with, but if renovated it could be a charming little refuge in summer months.

Grounds

The entire property of 3000 m² is fenced and there is an electric gate which accesses a private road which is used only by the owners and the local farmer.

There are many mature trees in the grounds, some of which could be pruned back to provide a view towards the hills at the back of the house.

A small pond is surrounded by flowering plants but does tend to dry up in the hottest part of the summer.

    We think this is a great opportunity to buy your very own piece of Gascony at a very reasonable price.

    While we would be tempted to do some work and would definitely consider expanding into the attic, this house already has all the important elements – charm, privacy, views, and even a pool!
