Overview
At the end of a tree-lined lane, just past a charming hilltop village, this solid stone farmhouse, where the gentle song of nightingales fills the air on summer evenings, is a true haven of peace.
Access to the house is via a private driveway that opens onto a large gravel courtyard in front of the house.
This property has belonged to the same family for many years, and it is with regret that they are parting with it. They hope to find a new family who will love it just as much as they have!
The layout is easy to understand: lawns stretch out to the right and rear of the house, while to the left you’ll find the pool, a covered terrace, and an open wooden deck to enjoy the sun. This area is also surrounded by lawn.
A stone barbecue is built between the house and the pool terrace.
The house is built of stone and has been extended over generations. A covered terrace at the front of the house allows for outdoor dining for much of the year.

Ground floor
The kitchen is undeniably the heart of this home and full of charm. It’s a large room, with the technical area on one side (traditional elements like worktops, cooker, oven, refrigerator), and on the other side, an immense stone fireplace that structures the room and draws the eye.

Above part of the kitchen, a mezzanine provides a space where children can relax on sofas, read, or play. It is accessed via a wooden staircase with a matching wooden railing.
Behind the kitchen, a vast living room extends the full length of the house, front to back. It was expanded at some point to include a glass conservatory on three sides, bringing in beautiful light and creating a direct link with the surrounding countryside—even in winter. The very high ceilings enhance the sense of space and light that fills the room.
Behind the main rooms, a corridor leads to a cozy TV room with exposed stone walls and beams. This area also includes a guest WC, a laundry room, and a children’s bedroom. Further along the hallway is a large family bathroom and a second, more spacious bedroom.

At the far end of the house, benefiting from its own independent entrance (for added privacy, if desired), is a large master suite with a covered terrace and a large bathroom. In addition to the usual amenities, the owners have installed high-end Japanese-style toilets.

First floor
The upper floor is smaller and has a different kind of charm from the ground floor.
A pretty landing with a window offers a pleasant reading nook and leads to two additional bedrooms and a shower room.
One of the bedrooms features a large terrace with stairs leading directly to the garden, providing a certain level of independence and privacy.

Pool and grounds
This house boasts the luxury of a large pool, surrounded by an expansive patio and a covered terrace. Easily accessible from the house, the pool measures 12 by 5 meters and is equipped with an alarm.
The setting is idyllic, with views over beautifully maintained vineyards and the surrounding hills. The property is completely private, with no overlooking neighbors.
A garage provides parking for a large vehicle, as well as storage space and a dedicated barbecue area.
The peacefulness of the Gers countryside is felt at every moment here: floating in the pool at dusk while waiting for the first owls to appear, as the starry sky slowly reveals itself, is a rare luxury in today’s world. This property allows you to savor that unique beauty.

What we think here at Bliss
We found that this property exudes charm and offers excellent potential to become a warm family home, or even a second residence with the option to rent it out when the owners are away.
It is in good overall condition, while still leaving room for a personal touch—without compromising the original features that give it character.
