Overview
In the heart of the Lomagne region lies this lovely stone house, typical of the Gers countryside. Sheltered by a large garden without being isolated, the property is conveniently located near Lectoure, renowned for its magnificent cathedral, quaint streets, vibrant Friday market, and many charming shops. The TGV station in Agen is only 40 minutes away, and Toulouse Airport is a 1.5-hour drive.
This delightful, mostly single-storey house has a nearly square footprint and a traditional dual-pitched roof. Its light stone façades are adorned with recent wooden double-glazed windows, complemented by wooden shutters. The entire structure is solid and in excellent condition.
The large garden surrounding the house is ideal for enjoying outdoor life. Mature trees of various species, some over a hundred years old, offer cooling shade for reading or relaxing, while more open areas are perfect for more energetic play. No fewer than seven doors and French windows provide access to the garden from within the house.


The house & main entrance
Located on the eastern façade, a beautiful old double door opens onto a hallway with light walls and original tiled flooring. The door to the left leads to the main living areas and a large bedroom. Unlike many Gascon homes, the layout here is more mosaic than symmetrical.




The dining room & kitchen
This bright and welcoming space is the heart of the home. It has direct access to the garden—this is the entrance used when returning from the market or a stroll.
The kitchen, accessible from the dining room, is L-shaped. Fully equipped, it is bathed in natural light thanks to a skylight, several windows, and a French door opening to the garden.




The living room
From the dining room, a door and a few steps lead down to the living room.
This bright room with high ceilings is illuminated by a skylight and a French door to the garden. Pale yellow walls and light wood floors create a cheerful and warm atmosphere. A wood-burning stove ensures comfort and cosiness in winter.


The large bedroom with ensuite

The second bedroom

The Second Living Room
A striking exposed stone wall gives this beautiful 28 m² room its special character. It is equipped with a wood-burning stove and provides access to the third bedroom and a storage room.
The Third Bedroom
Located in the northwest corner of the house, this 18 m² bedroom features exposed stone walls and is lit by a skylight, a small window, and a French door leading to the garden.
The Utility Room and Staircase to the Upper Floor
Back in the main entrance, a door straight ahead leads to the utility room, from which a miller’s staircase gives access to the upper level.
The Upper Floor
The landing, currently used as an office, leads to the only room on the upper floor, which could be finished to create additional living space or simply used for storage.




What we think here at Bliss
Here is a charming and easy-to-live-in property, close to all that Lectoure has to offer. Ready to move into, the future owners will be able to enjoy it from day one. The house is very open to the outdoors, with numerous direct exits to the garden. The flat terrain would allow for the installation of a swimming pool (subject to appropriate permissions) or any other outdoor recreational area.
