Overview
A charming and practical four-bedroom Gascon house arranged over two storeys in a private setting, conveniently located close to the town of Agen which has excellent TGV train and autoroute links to Toulouse, Bordeaux and Paris.
This perfectly placed property also includes a newly built, part renovated guest house. Both properties are approached via a wide gravel drive with plenty of space for parking and surrounded by gardens on all sides, planted with shrubs and trees plus there is an above ground pool.
The main house
We enter through solid wooden doors and step into a wide typical Gascon hallway with original terracotta floor tiles, at the end is an attractive original wooden staircase made from elm which is rich in colour.
There are high ceilings and original beams throughout the property. At the front is a large living room with an elegant working fireplace and two windows with countryside views.
Opposite this is a similar sized room also with a marble fireplace, currently used as a bedroom but it could serve as an extra living room or office. Both these rooms are light and bright and decorated in soft neutral colours.
There is a third room on this floor, also of a good size, which benefits from a smaller adjoining room which could function as a dressing room or a study.
At the far end of the house, underneath the stairs, is a shower room with two sink units and a window overlooking the garden. Adjacent is a WC and a separate utility room which, in addition to offering plenty of space for a washing machine, drier and fridge freezers, features a sink with a double ring gas hob for fast power cooking, perfect for frying or wok cooking. There’s also a storage room/larder and access out onto the garden.
The kitchen
The Provençal-style kitchen is spacious, with painted wooden base units on two sides. There is an electric induction hob, recessed oven and two recessed areas for a microwave and fridge freezer. This kitchen gets its rustic charm from period features and pretty detailing, such as the original wooden cupboards sat eitherside of a wood burner, or the blue splashback tiling.
A new owner may choose to update both the tiled floor and the units but with space for a large kitchen table and a glazed door opening out onto the garden and covered terrace, the kitchen works well and is perfectly functional as is.
First floor
The elegant elm stairs lead us up to a large open landing with light pine floorboards which are a feature throughout. Double glass doors at the end open onto a Juliet balcony with an ornate iron balustrade, and with its high ceilings and white walls, the space is light and bright.
We step down into a bedroom naturally lit by a charming triangular window set high up under the eaves of the room. This space would best suit a child or could be a dressing room.
Another such window can be found in the family bathroom which is modern, fully tiled and features a bath, sink, wall hung WC, sliding fitted cupboards and air conditioning.
There are two more bedrooms on this floor, with sloped ceilings, delightful arched windows and lovely views across the neighbouring fields.
In both bedrooms there is a door leading into extra wardrobe space, one has to be stepped down into and the other is on the same level, larger and fitted out with hanging rails and shelving.
The guest cottage
Set away from the main house in the middle of the garden is a one-bedroom guest cottage, newly built and partly renovated and offering comfortable accommodaton for two people.
It’s the ideal base for a grand parent or young adult, or could work well as a rental studio or short-term accommodation. It comprises a living room with parquet floor and brand new woodburner, as well as an area primed for the installation of a new kitchen. The kitchen area has a tiled floor, with plumbing and electrical sockets in place. Alongside is a utility room also with plumbing ready for a washing machine.
The double bedroom looks out onto the garden and a perfectly appointed shower room has a modern sink unit and separate shower unit. The whole cottage enjoys PVC double glazed windows and doors, and it is bright, modern and compact with only a small amount of work still needing to be done inside to complete what the current owner started. The exterior rendering needs to be completed, but the property is screened from the main house by trees and shrubs and connected by a winding path.
What we think here at Bliss
This house is solid and immaculate with lovely original features including fireplaces, beams, terracotta floors and a stunning elm staircase. The owner has renovated and decorated it to a high standard and paid close attention to detail such as stripped pine doors, attractive handles and smart wall lights, as well as a new, solid wood front door.
Spacious areas like the hallway and landing truly make this property feel pleasantly airy, we love its practical elements such as the new double-glazed windows, reversible heating and extra storage space options. The many rooms will give new owners the flexibility of setting up each of them according to their needs.
This is the ideal family house, in a fantastic location yet with no close neighbours.
A new owner might like to update the kitchen and will need to complete the works in the guest cottage.
