Approached via a quiet and picturesque country lane with no through traffic, this charming Gascon property is located in a small hamlet and is presented exclusively by Bliss.

The property comprises a substantial stone main house, a separate guest house, a large adjoining outbuilding, a swimming pool and a generous enclosed garden. Both houses are in excellent condition and ready to move into. They enjoy open views over the surrounding countryside, ensuring genuine privacy despite the presence of a discreet neighbour.

Ideally located, the property is under 10 minutes from Saint Clar, 25 minutes from Lectoure and 1 hour 10 minutes from Toulouse airport.

The Main House – Ground Floor

A traditional square-plan Gascon stone house, classic in its layout and proportions. From the moment you enter, there is an immediate sense of space and warmth, enhanced by high ceilings and terracotta floor tiles.

Entrance Hall

Spacious and welcoming, the entrance hall leads to all ground-floor rooms. Polished terracotta tiles, white walls and exposed beams create a simple yet inviting atmosphere.

The kitchen

Spacious and practical, the kitchen features white walls and terracotta flooring. It is fully fitted with quality cabinetry and includes a central island with seating for four. The original fireplace now houses a wood-burning stove.

Living / dining room

This generous west-facing reception room lies beyond the entrance hall, separated by a large glazed partition and an iron-framed glass door, adding a subtle contemporary touch.

Exposed stone walls, wooden flooring, four large windows and high ceilings give the room both character and brightness. The dining area sits to the left, while the sitting area to the right is centred around a fireplace fitted with a wood-burning stove.

First Bedroom

A bright 22 m² room with two large windows. White walls, terracotta flooring and generous ceiling height enhance the calm and airy feel.

Second Bedroom

Approximately 15 m² and south-facing, this well-proportioned bedroom enjoys excellent natural light throughout the day and offers a peaceful atmosphere.

Bathroom and Separate WC

The main bathroom is in excellent condition and includes a bathtub, a spacious walk-in shower, double vanity unit and WC. A window provides pleasant natural light.

There is also a second separate WC with hand basin.

The Main House – First Floor

As is common in Lomagne properties, the attic space has been converted to create an upper floor. Ceiling height is limited in certain areas.

Under French regulations, only areas with a ceiling height above 1.80 m are counted as habitable space. Floor area may therefore be significantly larger than the official habitable area. For clarity, both measurements are specified for each room.

Landing

The original wooden staircase rises from the entrance hall to the first-floor landing, which overlooks the living room. The wooden-floored landing leads to a bedroom, a smaller room and a shower room.

Bedroom

This attic bedroom offers 13.85 m² of habitable space (31.85 m² floor area). It benefits from good natural light through a roof window and several small windows. Wooden flooring, white walls and beautiful sand-blasted beams create a warm and authentic atmosphere.

Additional Room

This room measures 6.25 m² habitable (24 m² floor area). It is lit by a roof window and a small window. Carpeted flooring and exposed beams reinforce its character.

Shower Room

The shower room includes a shower cubicle, double vanity unit and WC. It is in excellent condition and offers sufficient space for storage despite the roof slope.

The Guest House – Ground Floor

Created within part of the former outbuildings, the guest house is fully independent from the main house, in excellent condition and ready to occupy. It faces the garden and benefits from several terraces.

Living Area

This spacious 37 m² room features a fully fitted open kitchen, dining area and sitting area. A large glazed bay and glazed entrance door allow plenty of natural light, while original beams add charm and character.

Ground Floor Bedroom

A few stone steps lead to this generous 24 m² bedroom, where authenticity and contemporary design combine beautifully. An exposed stone wall faces a large glazed opening onto a private terrace.

First Floor Bedroom

Accessed via an external staircase leading to a large open terrace, this bright and spacious bedroom features a large glazed bay, wooden flooring and a striking cathedral ceiling.

Bathroom and WC

Located on the ground floor next to the living area, the bathroom includes a large bathtub, separate shower and vanity unit. The WC is separate.

The Outbuilding

Accessible from the guest house, the rear of the property and the garden, this generous 77 m² space provides room for parking, storage and workshop use.
An adjoining 19 m² room is currently used as a gym.

Basement

The main house includes a large basement of approximately 50 m² divided into three rooms. It houses the swimming pool equipment and the heat pump for the main house.

The gardens

The grounds are organised into several distinct areas. A gravelled section provides easy access to both houses. Several terraces offer different outdoor seating options throughout the day.

The landscaped garden extends beyond, featuring mature trees, a small pond and a swimming pool, creating a pleasant and relaxing setting.

What we think here at Bliss

Situated in the heart of the Lomagne, this property enjoys a wonderfully private setting without feeling isolated. The characterful building has been renovated and is arranged as two separate houses, offering a wealth of possibilities. Altogether, it is a serene, peaceful and unpretentious place in which to enjoy happy days.

What I Would Do If It Were Mine

The property is in excellent condition and requires no work. However, I would consider relocating the laundry area, currently under the staircase, into the upstairs shower room.

Who Will Love This Property

Whether you are a single buyer, a couple or a large family, the property adapts easily to the need for generous living space or multiple bedrooms.

If you are considering holiday letting, the guest house is ideal.

For multi-generational living, it is equally well suited.

However, if you are looking for total isolation or a renovation project, this property may not be the right fit.
