Overview
Located in the heart of a charming hilltop village between Mauvezin and Beaumont-de-Lomagne, the property enjoys a wonderfully peaceful setting just 50 minutes from Toulouse Airport and Montauban TGV station.
A picturesque lane leads to the front door of this beautifully renovated home, set on the former village ramparts and benefiting from spectacular views over the surrounding countryside and the Pyrenees. In addition to the main house, the property includes a guest house, a delightful terraced garden, and several small outbuildings.

This is a handsome, solid square stone house arranged over two levels. The wooden front door opens into a wide, through-hallway serving as the entrance.
To the left is a bright bedroom with its own shower room and WC, to the right is a warm and inviting open-plan kitchen.

Beautifully designed and fully fitted, the kitchen features a large central island and a white ceramic, Butler-style sink.

The entrance hallway leads through to a spacious, light-filled living area opening onto the garden and enjoying spectacular views. This generous space includes a dining area with direct access to an outdoor terrace, and a cosy sitting area centred around a large period fireplace.
Service areas include a guest WC with hand basin located in the entrance hall, as well as a large room accessed from the kitchen, currently used as a utility room and boiler room (the oil tank is located outside).

From the entrance hall, a straight stone staircase rises to the first floor, opening into an impressive room of nearly 50 sqm, filled with natural light from several windows and rooflights. An original half-timbered partition subtly divides the space into a study area on one side and a TV lounge on the other. Light wood flooring and an exposed roof structure combine to create a warm and inviting atmosphere.

This landing leads to a superb suite enjoying magnificent south-facing views through three large windows. The left-hand side of the room houses a bathroom with a separate shower, while the right-hand side is dedicated to a small sitting area and a dressing room.

Finally, a few steps down from the TV lounge lead to the third and final bedroom of the main house. Set under the eaves, bright and south-facing, it has its own shower room with WC.

The guest house
Entirely independent, the guest house can be accessed either from the garden of the main house or directly from the lane. This charming little building, also fully renovated and south-facing, provides very comfortable accommodation for family or guests.
The front door opens into a room of approximately 34 sqm comprising a sitting/dining area with a wood-burning stove and a fitted, open-plan kitchen. The generous ceiling height, beautiful beams, exposed stone walls, original sink and light wood flooring all contribute to the warm and unique character of the space.

A beautifully crafted spiral staircase tucked into one corner leads up to a large mezzanine overlooking the living area, which could be used as a reading nook, occasional sleeping area or home office.
The staircase also leads down to a lower level housing a bright bedroom and a shower room. A notable feature of this bedroom is its direct access to the outside and the village.

The garden
The terraced garden is where one can fully appreciate the spectacular 180° views over the rolling countryside and towards the Pyrenees. Compact and easy to maintain, the garden is planted with fine trees and includes a lovely shaded terrace beneath a large walnut tree.
The property also benefits from several small storage areas, one of which could easily be used to store bicycles or park a motorcycle.

What we think here at Bliss
A rare and ideally located property, with no work required. The renovation has been carried out with taste, while preserving beautiful period features. The rooms are spacious, light-filled and welcoming. The icing on the cake? The delightful garden and the stunning views.
