Overview

Gorgeous early twentieth century brick and stone house with a swimming pool, a garage, and a good-sized fully fenced garden with fruit trees.

This is a delightfully renovated elegant property that clearly would be a pleasure to live in. As it is situated on the outskirts of a small but lively town, there are lots of entertainment options available on foot and Toulouse is only an hour away.

The house is not isolated, but the surrounding properties are attractive and well-kept.

Ground floor

We enter the property through a wrought iron gate into a pretty front garden. The house is framed by palm trees and there are stone steps leading up to the front door.

The front of the house is pleasingly symmetrical: there are two long windows on each side of the entrance and five diamond shaped openings spanning the space under the roof.

We enter the house into a small entryway that leads directly into the spacious living room. The first impression is of lightness and peace; here we find exposed stone, soft wooden flooring and large windows.

The living room also has a recently installed pellet burner and spot lighting.

The main bedroom faces the back of the property so it is lovely and quiet. It has a large window that overlooks the terrace and the garden beyond.

There is also an attractive en suite bathroom in a lovely blue, which includes a bath, WC and a vanity with two sinks.

Off the living room we find a good-sized second bedroom with WC; this room is used by the current owners as an office. It faces the front of the house and has two beautiful big windows opening onto the front garden. The floor is an attractive wooden parquet and, as in all the rooms on this floor, the ceilings are high.

The fully fitted kitchen is behind the living room and separated from it by a glass and iron wall which gives a touch of modernity to the area, as well as allowing lots of extra light in to the kitchen. This room has been entirely renovated.

Behind the kitchen we find a very useful scullery boasting original ceramic floors and a a lovely view of the garden.

There is a charming terrace at the back of the house; here we find the stairs which lead to the lower floor and also to the attic. This is a perfect spot for a morning coffee looking out over the garden, or for a cooling aperitif on a warm evening.

Garden floor

The garden floor is not counted as living space as there is currently no heating system installed.

However, it is actually a very functional flat comprising a bedroom, a kitchen, a living room, a shower room and separate WC, and also a storage room, a laundry room and a wine cave.

There is access from the terrace at the bottom of the stairs, or from the front of the house next to the garage.
it would be quite easy to install heating here, and to do the work necessary to bring this floor up to standard to use as a guest apartment or an occasional rental.

There is also an artist’s studio here, and this is heated and filled with light.

Pool & garden

The entire property is fenced, and there are two front gates – a big double gate for cars and a smaller one if you are walking in or out. A further gate leads to the back garden, which is really practical if you have small children or animals.

The house is built on a slope, so there are terraces on each level. The swimming pool comprises the lowest terrace. It is framed by a lovely brick wall on two sides and the view of the lush green garden in front.

A wooden deck just opposite the pool and accessed by a matching walkway is an ideal place to sunbathe.

The garden is surrounded by mature trees so that you can catch glimpses of boats floating by on the canal in the distance but they are a ghostly occasional presence which add to the charm and the feeling of being in a place out of time.

    There is a definite feel of the 1920s in this house; it has the airy elegance combined with practicality that was typical of the era.

    The property is ideal for a couple who enjoy village life but want to be private – you really feel completely cocooned on the terraces and in the garden.

    It has everything you need for a comfortable life – and if you want to update the lower floor, you can host family and guests without losing your privacy.
