On arriving at this charming old stone house tucked snugly in the lee of the hillside, there’s a feeling of being in your own little corner of rural heaven.
Opposite is a part converted barn on two levels primed and ready for someone with vision to complete its renovation.
The approach is along a long tree-lined drive with fields to the right and stunning countryside views as far as the eye can see towards the Pyrenees.
Once through the picket gate there’s welcome shade from a cornucopia of trees and one of the prettiest cottages in the Gers beckons you to take a closer look.
Both properties are set within a large lawned garden, discreetly fenced, peppered with different varieties of trees and shrubs and sloping gently towards the south. Adding to the charm is a small vineyard, rustic stone steps and an old mill stone.
Surrounding the garden to the north and east is woodland which is included in the property and accessed by charming picket gates so you may enjoy private walks sheltered by your own trees.
As to its location, you’re only half a kilometre from one of northern Gers’ prettiest villages, and easy driving distance from the chic spa town of Lectoure to the north.
For buyers looking for peace and privacy, yet a home plus project that is not too remote or isolated, this is ideal.
Please note that a change of use is in the process of being sought to change the barn into a residential dwelling.
A closer look at the cottage
This delightful two-bedroom cottage offers cosy living over two floors. We enter a large and very bright living space owing to expansive glass doors that open wide onto the garden, sheltered by a vine-covered pergola with paved terrace.
In the corner of the living space is a working wood burner and facing it is a new kitchen with base and wall cupboards, and a practical island. There is a freestanding dishwasher and large range cooker (gas).
A door to the side of the kitchen takes you directly to bathroom which has a bath and over-bath shower, a sink plus WC.
You can also enter from the outside through the part-glazed side door. The roof above extends to provide welcome cover over this door and a second door which leads to the first bedroom. This groundfloor bedroom, complete with ensuite shower room, has its own access through glass doors from the garden (there is no direct access from within the house).
This upstairs is accessed via a modern spiral staircase leading from the open plan lounge and kitchen.
The second bedroom is found on the first floor, as is a large space which could be used as a walk-in dressing room. It’s characterful and light-filled, with original wooden beams and several windows including Velux in the roof and a delightful picture window offering lovely countryside views.
What does the barn offer to keen renovators?
This is the perfect project property where buyers have the option to live in the cottage quite comfortably while continuing the restoration works on the barn.
Given the two-storey barn building faces south and has spectacular uninterrupted views, the new owners might prefer to live here once the project is complete.
Alternatively, it would work well as a friends’ house, gite or an artist or musician’s studio.
The main living space is vast and boasts four windows (three are south-facing), a high vaulted ceiling and a wood burner.
Alongside is a bedroom plus shower room and a separate WC. A mezzanine provides further options.
Accessed from the garden on the lower level is a spacious workshop and storage area, once the home for the animals. At the opposite end of the building through original stable doors, is a quaint space with original fireplace and beams and water supply.
What we love here at Bliss
Four P’s spring to mind when describing this property – pretty, peaceful, project and potential.
It really is charming and there’s a real sense of tranquillity as its position, nestled against the rockface, gives a sense of protection and isolation. The surrounding woodland and abundance of shrubs and trees plus the view to the south add to the relaxing vibe.
We love that the two properties offer something different and there’s the freedom and flexibility to pick up what the current owners have started. The cottage is perfectly liveable but would benefit from updating the bathrooms and the barn which, complete with electricity and hot water, could be taken creatively and sympathetically to the next stage.
Who will this property suit?
Someone with a love of traditional stone properties with vision and budget to complete the renovation of the barn and update the cottage.
It could be a permanent home for a single person or a couple where the second property is used for friends or creative pursuits.
There’s potential to live in one and rent out the gite, or it would work well as a holiday property given the two houses would attract couples or families wanting to live separately. The tranquil location so close to Lectoure and Condom, a large garden plus views and potential to add a pool (permission will be required) add to the appeal.
This property is sold, as seen, clearly with major works to be carried out to the barn. The owner is currently in the process of applying for a change of use on the barn from agricultural to residential.
