Overview
This contemporary property is located on the edge of an active small town in the north of the Gers, while enjoying a quiet rural environment. A country lane winding through open fields leads to the entrance of the property, screened from view by dense hedges. Although the setting feels entirely removed from any bustle, the property is only 25 minutes from Auch, 1 hour 15 minutes from Toulouse airport, and 1 hour from Agen TGV station.
Once through the electric gate, the house is revealed: a solid rectangular building in excellent condition, with ochre façades and pale green wooden shutters. The level garden surrounding the property is meticulously maintained and includes the swimming pool. A gravel driveway leads to the attached carport, which can accommodate several vehicles.
The House
Passing through the main entrance door, made of studded solid wood, the overall impression is one of light and calm. A closer look confirms that the interior is also in impeccable condition.


Living areas
The entrance opens directly into a spacious, bright, and dual-aspect living area, where two exposed stone walls add character.
To the right is an L-shaped fitted and equipped kitchen, in excellent condition. It is large enough to accommodate a generous dining table and is naturally lit by two windows as well as a French door opening onto the carport.




To the left, the room also benefits from abundant natural light through two large openings, including a French door to the garden. Currently used as a dining room, this space could easily become a second sitting room. It also houses a high-performance pellet stove and the wooden staircase leading to the first floor.
Behind the dining area is the main sitting room, with white walls and light flooring, opening directly onto the garden.


Remainder of the Ground Floor
A small corridor perpendicular to the kitchen and dining area leads to a WC, a shower room, the ground-floor bedrooms, and provides a secondary access to the sitting room. For increased wall space, this door could be closed off if desired.
The shower room is fully tiled in high-quality travertine and includes a walk-in shower, a modern vanity unit, and a window.
The three bedrooms at the end of the corridor are all bright rooms with white walls, wooden flooring, and built-in wardrobes.
The largest, on the left, measures 17 sqm. On the right, a 12 sqm bedroom leads into a third bedroom of 13 sqm. These two rooms could be combined or converted into a principal suite, as the first floor already provides two additional bedrooms.




First floor
The staircase opens onto a large attic-style landing of over 20 sqm, currently used as a home office and television area.
Two doors lead to two adjoining, symmetrical bedrooms. Both are attic-style rooms, lit by roof windows with integrated blinds. Opposite each bedroom entrance, a further door leads to a large shared bathroom and a separate WC.
The entire first floor, like the rest of the house, is in excellent condition.




Outdoor areas
The garden, covering more than 6,800 sqm of flat land, is fully enclosed by hedges. It features mature trees, including two umbrella pines planted on either side of the driveway leading to the carport. The swimming pool is fenced, equipped with an alarm, and fitted with a retractable dome. The covered terrace of the pool house is ideal for outdoor breakfasts in summer, in the shade of a mature olive tree.
The carport can accommodate four vehicles but also offers additional facilities. Its rear section includes a summer lounge, a summer kitchen that also serves as a utility room, and a well-equipped private bar area.
The entire property is meticulously maintained.

Nothing at all. It is a pleasure to move into a property that is so carefully maintained and requires nothing more than the installation of one’s furniture.
Whom will this property suit?
This house will appeal to buyers looking for a spacious, functional home that is immediately ready to live in, and to those who prefer interior design over renovation projects.
It may not be suitable for buyers seeking a renovation project or a traditional old Gascon property that requires extensive work.
Technical Information
Twelve solar panels were installed in 2012. They supply electricity to the entire house and allow surplus energy to be sold back to EDF.
The house is fully heated by the pellet stove, using a hot air distribution system throughout all rooms. Electric convectors, installed prior to the current owners’ occupancy, can be used if required.
A well, equipped with a pump and filtration system, supplies the house with water. When the well supply is insufficient, a simple valve allows connection to the mains network.
Particular attention has been paid to insulation. In addition to double-glazed windows and doors, external insulation was installed in 2024 using 20 cm of rock wool. The attic has been insulated with 70 cm of mineral wool.
Internet connection is via fibre.
