To the North of Lectoure in a village with far-reaching views, and easy access to the popular Gascon market-town of Saint Clar, this old stone property was once the home of the village wheelwright.
With a pleasing and characterful stone façade, the property sits close to the church in a picturesque lane.
With a cottage-like feel, we enter the property directly into the front reception-room, which is east-facing and catches the morning sunlight.
The room is tastefully decorated with pale wood parquet-flooring and houses a large wood-burning stove in the centre of the room.
In the far corner, a curved staircase leads to the first and second floor.
Our vision is drawn through an arched doorway, to a spacious kitchen/family room, through which the countryside beyond is visible.
This west-facing room is an exceptional space, and the heart of the property.
Entirely re-designed in 2013 with a bespoke Italian kitchen, the space is light, white and bright – it has an angelic, or “Nordic” feel, conducive to both entertaining and cooking, with its convivial wide and spacious white counter/bar which separates the room into two distinct sections: one for the guests, one for the chef. This space is contemporary, and homely, the current owners having replaced a more rustic farmhouse style kitchen. The contemporary style units, in mellow and muted tones, marry perfectly with the golden stone walls.
To the rear end of the kitchen, the doors to the terrace have been recently changed, and are now double-glazed and in wood.
The terrace – suspended on the ramparts above the village- offers an intimate space, with its high stone walls, and lovely views, creating an easy to manage garden area.
There is access via here to the lower level, via a metallic staircase, to the garage, which has space for one car, and contains a newly refitted laundry area beneath the terrace, and access to the lane below.
The Upper floor of the property:
On the first-floor of the property there are two bedrooms, one east-facing, one west-facing. The west-facing bedroom which is currently used as a study, has a private en-suite bathroom, which a recently fitted spacious news shower cubicle.
On the landing, there are two characterful old armoire doors, opening onto a storage area with shelves.
The front-facing bedroom, which overlooks the village, has a characterful fireplace in the corner (decorative purposes only) and is a of a good size.
The second floor is entirely taken up, partially below the eaves, by the third bedroom, or guest suite. This is a large space comprising a bedroom area, a storage area beneath the eaves, and a separate shower-room with a small picture window with views to the surrounding hillside.
The property has been the main residence of a couple who need to travel and spend long periods of time abroad for their work. As such it was important, the owner tells us, that when they came home, everything was conducive for two months of relaxation. The house needed to be welcoming, easy to manage, and everything had to work. This has been the case.
It is a lock up and leave home, which does not have the “feel” of a lock up and leave home.
It has been too lovingly restored and occupied for this.
WHAT WE THINK
Here at Bliss we feel : This property will appeal to anyone looking for a second home, or cottage-style three-bedroomed property that has been re-visited with a clean and contemporary look. The owners have transformed what was a rustic cottage, into a home which has a new appeal, and which has a now more spacious and “fresh” feel throughout.
This is a cottage with light, views and an incredible kitchen.
There are stairs, both inside the house and outside to the garage from the terrace garden, so this is a property which leans towards a clientele that does not require a bedroom and bathroom on the ground floor. There is no WC on the ground floor, which is taken up entirely by the front reception room and the family room/kitchen to the rear.
The current owner tells us : “When we come here, from Africa where we live, we are used to warmth and light. This is an incredibly warm home. Our friends say it is the warmest of all their homes in Gascony. I amuse myself in the evenings by taking different snapshots of the light. The west-facing windows throw up a new tableau each evening, the light is never the same, and there is always something to watch. I take photos of the cat sitting in a ray of sunlight, or the light catching a jar of flowers in a certain way. The light brings the house to light. We don’t own a television set, and we don’t need one. We sit on the terrace in the evenings and watch the sun set and observe the farmlands spread out in the distance before us. It is a life tableau of Gascon life.”
NB: Our working relationships are built on mutual trust with our vendors. By so doing we are able to show photographs which clearly indicate the location of a property. This is not current practice in France. However, it should be noted in such cases that the current owner has chosen to advertise exclusively with our agency as he/she does not wish to enter into negotiations privately with potential buyers or to be contacted directly, choosing to remunerate an agency instead of handling the sale privately. All agency fees are payable by the VENDOR. We cordially invite all buyers interested in viewing a property to contact our agency. We are happy to advise and help throughout the process.
