Property One:

The main stone house, once the original barn, sits at the heart of the property and is an impressive building, flooded in light from the north and south facing windows.

Entrance to the main reception room is through a large arched doorway, perhaps one the entrance to a spacious barn.

The stone walls have been repointed to reveal the clear white stone of the North of the Gers; a type of stone which gleams in the sunlight and gives a fresh clean look to any property.

The floor is laid with white floor tiles, and in the corner of the room there is a large “Godin” wood-burning stove in the main reception area.

Between the reception room and the kitchen there is a dining room, and this room works well as a large open-plan space for entertaining.

To the far side of the room there is an American style open-plan kitchen, with two windows overlooking the view to the south.

The kitchen units are hidden beneath an “L” shaped bar-like structure, so that when entering the room our eyes are drawn to the view beyond.

Around the room there is a minstrels’ gallery to two sides, such is the height of the ceiling (over 4m high at its central point).

The old barn ceiling beams have been sanded and the ceiling insulated.

On the same level, tucked discreetly into a corner, there is a private cloakroom/WC and storage/pantry area.

On the upper level, the minstrels’ gallery is divided into a cosy snug or television area, with a small picture frame window to the south.

A second adjacent room is currently used as a small reading/library area, with space for a guest bed. These two areas overlook the mezzanine and the downstairs reception, with curtains running along the beams for privacy at night. Both spaces are plastered and painted white.

From the mezzanine landing we enter a master bedroom which is a splendid room of generous proportions incorporating both the bedroom and a small private reception area, leading to a private en-suite bathroom with a corner bath-tub and a wooden unit fitted with a white porcelain sink and a picture window to the south of the property. There is also a separate cloakroom/WC and access from here to the loft and additional storage area.

The bedroom, which has the feel of a private appartment, offers a light space, with double aspect windows and a Velux window above the reception area for extra light.

The walls are a blend of pure white chalk plaster and exposed stone. The floorboards have been sanded and lightly tinted with oil to give a warm feel to the room.

The second master bedroom at the end of the mezzanine, offers space for both a double bed, and two twin beds to the far end, creating a family unit, divided in part by the separate bathroom suite, with corner bath tub and sink unit. There is a separate WC.

We return into the garden and follow a small stone pathway to the next part of the property: the cottages. Ideal for summer lets, guests or friends and family.

The cottages are entirely independent from the main house and are in full working condition for the most part, with fitted kitchens and bathrooms.

The first cottage, has a spectacular south-facing view, and we enter into a bright sunny reception room, with an open-plan kitchen. The kitchen units are fitted with a gas ring, sink unit, washing machine and dish-washer. The kitchen has a north-facing window.

On the ground floor level there is a double bedroom (also sharing the same magnificent south-facing view) and a separate shower room with sink unit and WC.  Upstairs there is a small mezzanine area which provides space for a second bedroom and is currently set out with single twin beds.

The second cottage is slightly smaller as it does not have a kitchen. There is however a doorway to the main house, which could be opened up to provide a downstairs bedroom.

The cottage has a downstairs double bedroom, a shower-room with a walk-in Italian style shower, and a separate WC.  A wooden staircase leads to an upstairs space which serves as a second bedroom and is fitted with twin beds.

The next part of our visit is to the second house. Originally the heart of the old stone farm house at the centre of what was most certainly once a small rural hamlet or properties, the farmhouse is adjacent to the main house (and what was once its barn) and comprises a main entrance hall, a fully fitted kitchen and dining room, a reception room, shower room and two double bedrooms. This property could easily work as a main place of residence and could also be opened up onto the main stone house and developed differently. It is currently used as a separate guest house.

Our journey (and it really is a journey, such is the extent of the domaine!) now takes us to the pool area and to a barn which has been raised in part with a second floor clad in wood. The covered terrace area provides a fantastic seating area, in the shade, with a view over the pool. On the upper floor of the barn, accessible via a staircase in wrought iron, there is a space which measures 6.5m x 6.4m which has not yet been converted, but which would make an interesting “loft” appartment with views over the vineyard.

With a new roof and a cement floor, the windows and doors already fixed, it is easy to see how quickly this space could become a viable living area. Underneath the loft area, there is a laundry room and summer kitchen, convenient for outdoor dining under the covered terrace area.

To the rear of the barn we find one last “cottage” (albeit without a kitchen) which comprises a double bedroom, separate shower room with sink, and WC. This summer bedroom has immediate access to the pool area.

The next property could easily stand alone as a main place of residence and comprises the original old pigeonnier and a modern property which has been built around the pigeonnier. The property sits at some distance from the main house and as it is all on one level, would be an ideal for parents or grandparents, or clients with mobility issues. The house is in perfect condition and is contemporary in style.

Entrance to the property is through French doors, which open onto the rear gardens. We enter directly into a spacious reception room, with a separate kitchen.

The first double bedroom has an ensuite bathroom, with a corner bath, sink and WC, the second bedroom (also a double room) has a walk-in Italian style shower with sink, and uses the separate WC in the hallway.
