Overview

This substantial maison de maitre was built in 1830 and is set on approximately 5.5 hectares of land. The property has all the grandeur and symmetry one would expect from a traditional Gascon manor house.

With six bedrooms and bathrooms and a separate guest house, a large barn, a heated salt pool, private woodland and an immaculate landscaped park, this property will appeal to large families, as well as anyone who loves to entertain or to run a gite activity. The property is located a short distance from both Condom and Eauze within easy reach of all amenities and two popular local weekly markets.

Let’s look at the property in more detail.

The immediate environnement

The approach to the property is impressive with a long neat driveway opening out onto a gravel alleyway that meanders to the front door.

The property sits majestically at the end of the avenue in perfect symmetry, with wild woodland to the rear and elegant parkland to the front.

The outside walls are plastered a pinky salmon colour plaster and lend a neat and tidy air to the house.

The gardens are full of interest with lots of trees, including chestnut, prune, nut, oak, elm, olive, cherry, apple, apricot, pear, almond – to name but a few.

The main house

In traditional Gascon style we enter the property via a grand front door into a central hallway.

The ceilings are high (2.80m) in this 18th Century style entrance.

The floor has preserved its original terra-cotta tiles with their lovely patina.

At the far end of the hallway there is a guest WC with a wash-basin.

To the left of the hallway there is a double reception room with openings to the south and east. This is a sunny light-filled room which opens onto a gorgeous covered terrace and pergola which extends the room outwards into the garden in the summer months.

The dining-room and the sitting-room share a central stone fireplace that is open on each side so that when the fire is lit both rooms benefit from the crackle of logs.

To the left of the main front door, a double kitchen/ breakfast-room provides us with a far-reaching view over the valley from the window by the sink. A delightful distraction from the washing up. With kitchen units all around, a double sink and place for a large central bar/table area this is a convivial room for informal dining. The kitchen extends into a spacious laundry-room to the rear where the washing-machine, dryer and freezer are housed, with plenty of extra storage space; the far wall being fitted with a row of cupboards with sliding-doors.

The First Floor

The elm staircase (we love the carved wooden acorn on the rail at the bottom!) ascends to a half landing which divides the first floor into two distinct areas, with two bedrooms (each with a private WC)  and a shared bathroom to the front of the original main house and two bedrooms with a shared bathroom to the rear.

The Second Floor

On the top floor of the house there are two further bedrooms both of which are ensuite and with air-conditioning.

Which rooms do we like best at Bliss?

The double reception room with its central fireplace and doors to the pergola is a gorgeous space.

It felt profoundly peaceful;  the greenery from the plants and climbers on the terrace casting a gentle hue at the window during the last rays of afternoon sun.

The fabulous stretch of woodland to the rear will ensure logs for your fireplace for years to come, and shady walks on scorching hot summer days.

    Our thoughts here at Bliss

This property is located in a peaceful area far from a main road. There are no other neighbours although we draw your attention to the fact that behind the property in between the parkland and a section of woodland belonging to the house there is a ruined building (which is non habitable) that does not belong to the current owner. This building, from the information we have been given by the owners, has had planning permission refused and has little use except for storage. Potentially it may be possible to buy this building.

Lovers of woodland and large classical family homes in traditional style will love this home. There is little cause for anxiety with heating bills for such a generously styled property with the solar panels being so cost effective and even generating a revenue with the sale of KW.

The property is in excellent condition. One might wish to revamp the rather 90s bathrooms but everything else is in pristine condition and ready to move straight into.
