Village House With Spacious Garden
Shops on foot
This 162m2 property is located in the centre of a Gascon village which has retained its heart, with shops and services on foot: restaurants, bakers and chemist shop.
The property was used for many years as a holiday home, and was then rented out on short term lets for two summers.
The living accommodation comprises: an entrance hall, with a large open plan kitchen and dining-room with a door onto the terrasse and spacious village garden (335m2) with an above ground octagonal pool (pump 2020).
On the ground floor there is a separate reception room and games room (or dining room).
On the first floor there are four double bedrooms, a shower room and a separate WC. The roof requires renovation. The price of the property reflects the work required on the roof. The property is in good condition internally with mains drains, electric heating and above ground wooden frame pool. Ideal as a year-round home, or a holiday rental,
The exterior of the property
The front of the property sits on the main village road, with the baker’s shop just a few minutes away on foot.
The rear of the property is totally secluded and private, with a terrasse area, and a large block paved and enclosed garden. This spacious outdoor rear garden within such a short walking distance to the heart of the village, is one of the main features of the property.
The property is a symmetrical stone house, which offers a comfortable amount of living space.
The large double kitchen/dining-room (26m2) with access to the garden, is the heart of the property. The living-room (25m2) used to have a woodburning stove in the centre which was removed, and access to the garden.
Upstairs there are four good sized bedrooms around the landing, with a shower room (good condition) and separate toilet. `
One of the bedrooms has a decorative parachute in lime green on the ceiling, which lends the impression of sleeping in a hot air balloon.
What what I do if the property were mine?
The property is priced to reflect the work required, while having the advantage of being comfortable and totally habitable.
Internally, there is some revision to the electrical system required and internal decoration throughout, in particular one of the upstairs bedrooms which has wallpaper reminiscent of years gone by! The shower room is a recent addition, and thus in good working order. The kitchen downstairs is also in good condition, so no major works are required, unless one wished to change the style.
I would definitely want to reinstall the wood-burning stove, which would put the heart back into the living room, and it feels a little empty without it. That said, the room is a good size and opens directly onto the rear garden.
The garden is delightful, and I would want to develop it further, as the property has stood empty for some time. It is possible to drive one’s car into the rear garden.
It is easy to imagine how quickly one could turn this property. The price is extremely attractive, in the heart of a lovely French village.
