This 3 bedroom property is located in the heart of the bustling town of Eauze.
The property comprises two first-floor bedrooms, a third bedroom in the loft, two bathrooms, a reception room, and a large garden.
This attractive market town with its central marketplace square and traditional café is one of the liveliest towns in Gascony where locals shop and live all year round.

Unusually for a village property, this house has a fantastic rear garden comprising a grassy area, a space for a vegetable plot, and a terrace. The garden is undoubtedly one of the property’s key features, as it is tranquil and lends a rural feel to a village house. There is enough space to plant trees and to develop the garden which currently has some ancient vines and a banana tree.
The property was lived in until a couple of years ago. There is a clear need for modernisation but the building is perfectly habitable in its current state.
The building comprises a separate street-level area with entrance and window to the front, a perfect space for storing bikes or outdoor equipment. This ground-floor space has a door to the inner hallway of the main house which has been temporarily blocked off, but which could easily be reopened. The space may have once been a shop, and with its private entrance and running water was at one time let as a studio. However with the lack of rear windows and only one window/door to the front, we at Bliss feel this space best lends itself to being a storage area.
The main house
We enter the main house from the street level and arrive in a hallway (featuring the blocked-off door) and a flight of stairs up to the living area.
The house is built on two levels, so although we climb up the stairs upon entry, the garden is on the same level as the first-floor to the rear.
The Living Area
The living area consists of one large room with a corner kitchen, a central fireplace and both a door and window to the garden. The kitchen is dated and will need changing.
The Shower Room
The shower room on the first floor is set to the side of the kitchen via a (very) small recess/space. The shower and toilet are in working order but will need to be modernised.
The Two First Floor Bedrooms/ Rooms
On the first floor, in addition to the central living space, there are two rooms. The dividing walls feature traditional wooden “colombage” beams.
These two rooms, previously used as a bedroom and a library, could be opened out to form part of the central reception room, or left intact, depending on the number of bedrooms required. They both look out over the street.
The Top Floor
The entire top floor has been opened up into an apartment-style loft area with a closed bathroom at the far end. Access to the second floor is gained via a fairly steep wooden staircase which gives onto the centre of the room. The loft space is surprisingly spacious and very light thanks to its Velux ceiling windows.

This property is a perfect first-time purchase: ideally located in the centre of a popular town, with three bedrooms and a spacious garden. Here at Bliss, we love the garden and the central location. Eauze is a gorgeous market town and we particularly enjoyed our stroll with the owner directly from the house to the lively town centre, just minutes away on foot, where we sat on the ancient village square beneath the arcades to enjoy the music and a coffee. For those who do not know Eauze, the town gives the sense of a very authentic Gascon town, one that has retained a lively traditional feel. For anyone seeking that sense of being truly immersed in France, this is a perfect location. The café served an excellent lunch and also had a fine selection of wines.
The property is marketed at a price reflective of the decorative works required. For anyone with an eye for potential and a desire to dive into the authentic Village lifestyle of the South West of France, we are confident this property could be turned into a beloved hidden gem.
