Two restored gascon farmhousesClose to Lectoure
Stunning view of the hill
On the outskirts of Lectoure this property sits in an elevated position with views overlooking the valley, with rolling fields that tumble down to the nearest local village and draw the eye to the distant horizon.
The white stone pathway carves a path through the hillside to the top where the estate comprises two stone houses : the first being the main house, with two separate gîtes, the second, sitting at a generous distance, a recently restored property developed in keeping with traditional Gascon style.
The main house forms a pleasant “L” shape to its atelier, with a white stone courtyard in-front leading down to lawns.
We enter the property through a separate entrance hall and glimpse the original carved stone stairway to the first floor.
The internal hallway leads to an impressive reception-room which has been converted from an existing barn in its entirety and uses this vast space as one single room, with high ceilings and the framework of the original oak beams. At one end of the room there is an open fireplace, at the other a black wood-burning stove. The room currently comprises a sitting-area and a pool table, with an impressive metal-framed window, which lends a contemporary feel to the room. The white stone walls are exposed and the room flooded with light, with the metal window framing the courtyard and gardens to perfection.
The main reception-room could easily encompass a formal dining-table in addition as the room is vast enough to encompass far more furniture than it currently holds.
The kitchen has a bright and colourful feel of Provence with views to the pool and the rear terrace. Aside from the storage space accorded by the fitted kitchen, there is a handy walk-in storage room or pantry. The kitchen itself is spacious enough for a large breakfast-table.
On the ground-floor there is a cloakroom/WC, and with access via an inner hallway the downstairs bedroom.
The bedroom, currently used as the master-bedroom, has en-suite shower facilities with a WC, and a dressing-room. The bedroom has a window overlooking the front entrance and gardens and French doors to the pool at the rear.
The stairway to the first floor is of particular note. Hewn into the white stone of Gascony it adds a characterful note of authenticity.
On the upper level is a vast bedroom with a wooden floor and feature beams with a small washbasin in the corner. It would be easy to imagine a larger en-suite bathroom in the corner in such a large room.
On this level there is a second bedroom, a separate WC and bathroom with two washbasins and a shower.
The owners use the rooms described so far as their main home, but the property offers far more converted space which could be used either as a separate guest accommodation, or in the case of the next two rooms, additional bedroom space to the main property.
Adjacent to the main house and forming part of the structure to the main « L » shape of the building are two separate stone « units » each with a separate entrance.
One could imagine opening an internal doorway to the main house or continuing to use the two additional stone « apartments » or « cottages » with access from the garden. Both have been restored in keeping with the main house, with exposed white stone walls.
The first building has a salon on the ground-floor level, with a shower-room and separate WC. The floors are lain with polished terracotta tiles. Upstairs, with access via a beautiful stone staircase, there is a double bedroom, providing self-contained accommodation.
The neighbouring « cottage » or unit has a different lay-out. Downstairs there is a kitchen area in the main living-space, with a downstairs cloakroom/WC. On the first floor, with contemporary polished concrete steps, there is a separate spacious bathroom, with a corner-bath, shower, and wash basin and wooden-floors in the double- bedroom.
The second cottage adjoins an outside garage space: tool-shed.
The second building sits at the far side of the garden overlooking the valley towards Lectoure.
The restauration of this old ruined house has been a labour of love for the current owner.
In the final stages of completion, this property, which is easily a house in its own right, offers a wonderful blend of the old and the new. Having maintained the original stone walls throughout, the floors, plumbing and electrics have been installed. There is a new roof. Provisions have been made for a separate septic tank, for which the works have not yet been carried out but will be completed before sale. The property is designed as a three bedroom and bathroom house, with the fixtures and fittings in place. All that remains is to connect the plumbing to the septic tank.
This property has a private patio terrace facing the view and turned away from the main house.
As well as the garage/atelier mentioned earlier, there is a large farm hangar on the property, a vestige of the days when this was a rural farmhouse, offering ideal extra parking space, and storage for almost anything.
The swimming-pool is 8m x 4m and sits in a position to the rear of the main house with lovely views to the gardens and surrounding countryside. The terrace around the pool has been laid in wood.
To whom might this property appeal?
Lovers of space and multi-functional houses.
Winter Open up the rooms as one will! or extended summer home. This house could be transformed to incorporate almost any combination of living space: small main house with letting- rooms “à volonté”, or vast family home. Winter home or extended summer home.
This property will appeal to families, and anyone who is looking for a house which has already been revisited technically. This is a house which has been thoroughly restored over the years by an owner who is by trade an artisan.
Some buyers may wish to change the colour scheme of the kitchen and/or bathrooms in the main house, but the second house and 2 cottages are simplistic, neutral with a simplicity which is timeless.
Here at Bliss
In a prime and much sought-after area this property offers a vast amount of accommodation that can be used in its entirety for a large family, using the second house for extended family members.
This would be an ideal property for parents wishing to live with their children and grandchildren. The two « cottages » to be joined to the main house or used as lettings units.
The countryside is tranquil. We are in the heart of rural Gascony and in one of the areas most reputed for undulating fields of wheat, corn, and sunflowers.
To the rear of the property and accessed by an entirely separate driveway lies a neighbouring property which due to the line of trees and foliage – cannot be seen. It is easy to imagine that one is completely alone on the hillside, although the existence of the neighbouring property will reassure anyone not wishing to live in total isolation.
This is a desirable area. Minutes from Lectoure and with easy access to Toulouse international airport and the fast TGV train to Agen, it is a prime location, particularly for families wishing to benefit from the excellent choice of schools in Lectoure.
The property has a fine and pleasing exterior with two houses of equal stature. The second house being equally as impressive as the first.
