Where is this property located?
Close to the village of St Clar. Lectoure is within easy reach – as is the TGV train station in Agen (40 minutes away) and Toulouse Blagnac (75 mins).

Entrance to the Property
We enter the property by car via a gravel driveway that runs alongside two recently constructed wooden storage buildings.
The land gently slopes down into the woodland. Through the branches, we catch glimpses of a spectacular view over the valley, which gradually opens up as we approach the poolside and the house.
On the upper garden level, there are also two gates leading directly to the street and the house.
The main front door opens into a stylish entrance hall featuring a cloakroom area and a downstairs WC, with a designated space for coats. Notice the arched terra-cotta ceiling tiles — a distinctive feature of this property and an extremely rare one. The elegant black floor tiles, combined with the warm, rusty colour of the terra-cotta ceiling, set the tone for what is clearly an elegant home with a designer’s touch.
The sitting room
To the left of the entrance hall is a small sitting room featuring a television, a contemporary concrete cube fireplace, and an enormous natural rock that protrudes from the wall— a reminder that this property has been carved into the hillside. We love this feature, as its timeless quality contrasts beautifully with the otherwise contemporary feel of the room.
The laundry room / boiler room
Situated on the opposite side of the sitting room and accessible via a door to the front garden, this spacious area includes the boiler, a sink, a washing machine, a dryer, and a downstairs WC.
The library / main reception room
We adore this space. Fitted with shelves all around, it includes an architect-style desk under the window, a ladder for the books, and windows on both sides.
The reception area features an open fireplace, making it a wonderful place to work and relax. It exudes the ambiance of a Parisian or New York apartment.
In the winter, should one wish to use only a small part of the property, the ground-floor ensuite master bedroom at the far end of this room allows for a cozy apartment-style living arrangement between this area and the downstairs kitchen.
The master bedroom & ensuite
Situated at the far end of the main library/ reception room, this generously sized bedroom has a vast ensuite dressing and shower room.
With the doors flung open onto the sitting room, it is we imagine falling asleep by the fire, book in hand, and the invitation of a lovely big double bed just next door. The property has been designed with all the comforts of a modern home.
Of note : the internal wooden shutters (easy to close at night!) with their tiny perforated holes which allow the light to dance like constellations over the wooden panels.
This completes our tour of the front section of the property.
We now descend a couple of steps into the rear section of the hallway, leading down to the kitchen.
The Kitchen & Dining Room
The kitchen and dining room are accessed from the main house only by descending the stairs. A spacious paved terra-cotta terrace extends from the kitchen toward the pool, featuring a covered pergola for summer dining. The view is truly impressive.
This expansive area on the lower ground floor is divided into a dining room with a fireplace and French doors that open to the terrace, as well as a breakfast kitchen equipped with a table and a door leading to the terrace, along with a side window for additional light.
Together, these two rooms create an excellent space for entertaining, which more than doubles in size during the summer months thanks to the large terrace.
Upstairs
The upper section of the property also provides access to the garden, just like the lower and first floors. One of the advantages of the property’s hillside location is the stunning views and varied vistas available from different points in the garden.
On the top floor, there are three large double bedrooms. The middle bedroom features an ensuite bathroom with a bathtub, while the other two bedrooms each have ensuite shower rooms. One of these bedrooms includes a private door leading directly to the garden, allowing access to and from the property without having to go through the main house.
The pool area
The pool area is decked and raised – with far reaching views. The decking area is vast and this whole area is one of the main features of the property. The pool has a black concrete base which lends a contemporary touch.
The gardens
The gardens are easy to maintain with a mixture of wild woodland and grass, formal terraces areas and decking as well as some quite Mediterranean feeling plants and trees : Aloe Vera and Palm
The tiered garden also lends a Mediterranean or Provençal feel to the outside.

This property will not work for anyone with mobility issues as there are stairs down to the kitchen.

The views are delightful – enjoy them from every corner of the house and gardens!
The library room is fabulous. It has to win the award for one of the most desirable home office spaces in Gascony. A mixture of modern and cosy.
