This old stone house sits on the ridge of a village with sweeping views to the rear and a view of the village to the front. We enter via a wrought iron gate, into a small, closed front garden which protects the property nicely from the village. There is space to park a car at the front.

The property is built in stone and has the warm and friendly feel of a family home.

The original old door opens onto a small internal hallway, currently used as a cloakroom. This has a welcoming and characterful feel thanks to the charming old tiled and patterned floor (“les carreaux de ciment¨) from the early 19th century in warm tones of beige, brown and red.

The kitchen

The currently owners have opened the downstairs rooms out into one large open-plan space, removing the internal partition walls.

On the left of the hallway there is a light kitchen, with a window overlooking the front garden.

This room is incredibly light with a window facing south and French doors to a wooden suspended terrace to the northeast.

There is a sink under the window, a row of wooden units, and a woodburning stove for cooking, as well as an open stone fireplace. The room is spacious and serves both as a living space and an open-plan kitchen.

The dining-room

On the other side of the staircase, a large room which currently houses a dining-room table has also been opened out onto the hallway. This room also benefits from sunlight from both the south and the northeast, with windows at both ends.

The family bathroom is downstairs, with a bathtub, sink and space for the washing-machine and dryer.

The basement

In the basement a large television-room has been created with direct access to the garden on ground floor level, as well as a storeroom, a boiler room and a second room which is currently used as a study and an Art room.

The first floor

The first floor of the property is accessed via a flight of wooden turning stairs, the original stairs to the property.

On the top floor, there is a wooden landing with a window overlooking the front garden and the village.

On the first floor, next to the two bedroom there is a separate WC (but no family bathroom, which is on the ground floor).

On the left of the landing space, there is a large double master bedroom which is filled with light. In this room the owners have built a dressing room along the length of one wall, with decorative curtains. There is also an original old marble fireplace which is not in use.

There is a possibiliting of creating an upstairs bathroom in this space, planning and building permissions permitting.

On the opposite side of the landing there was once also one large bedroom. This has been repartitioned into two good sized children’s bedrooms.


To the front of the property there is a small walled and paved garden, with a wall and gate providing a clear separation between the house and the village.

To the rear there is a vast amount of land, which benefits from a spectacular view.

The land is sloped and comprises several sections.
The current owners have made a place for the chickens, and a terrace area on the lower garden, as well as adding a large balcony/ terrace to the rear of the property which is a fantastic addition to the property. It provides a lovely place to sit and eat, with plenty of room for a large table, and a panoramic view over the surrounding countryside.

To whom will this property appeal

This property will appeal to anyone seeking a three bedroomed family home close to Lectoure and to Fleurance and as such seems a good choice for a family home, with easy access to schools.

The property although in a village, sits far from any other neighboring houses, and has such an expense of land to the rear that it is a good compromise between a village and countryside location. This is a property which will appeal to lovers of light and far-reaching views.

Important points of which to be aware before visiting

The property is on three levels, with the bedrooms upstairs and downstairs. There is not a bedroom on the ground floor. The family bathroom is on the ground floor, with a separate WC next to the bedrooms on the first floor. To create an upstairs bathroom, some bedroom space would need to be lost. All available space in the property has been utilized. The property would benefit from redecoration but is otherwise in good habitable condition. The village road passes to the front of the property. Parking is external, with plenty of available spaces close to the property. There is not a garage since the basement of the house is accessible only from the rear of the property and has been converted into an office and television room.

    This is an excellent family home, with lots of lovely garden space for the children to the rear. It has some prettily conserved original features, such as the lovely old floors, and views which are a delight. The property is fixed at a very reasonable price to reflect any decorative or internal works required.
