Manor House in Stonein Bourdalat, Les Landes
Renovated property on 1.7 hectares of parkland
This lovely old manor house is located just outside the village of Bourdalat in the heart of the rich countryside of the ‘bas d’Armagnac’ and is also just a short distance from Villeneuve de Marsan, du Houga or Aire sur l’Ardour, where there is a popular market on a Saturday morning and a variety of different shops.
The main house offers around 240m2 living space with far-reaching views over the surrounding countryside.
In addition, two outbuildings sit at a short distance from the main property both of which boast glorious traditional wooden roof-frames. One is used for storage, the other as a garage. To the other side of the main house there is also a lovely old pigeon tower.
In the rear gardens the ambiance is very much that of a natural woodland, or park, and it is here the current owners found the perfect spot for a recently installed and contemporary swimming-pool surrounded by a tiled terrace area.
The main house has been fully restored and with a choice of styles and materials which are a testament to the owners’ good taste. Many original features have been preserved whilst ensuring the highest level of modern-day comforts throughout.
We enter the property directly through the kitchen, which the current owners have chosen to leave fully equipped for sale. The room is minimalistic and rustic in style. It is here perhaps that the new owners might best be able to add a touch of their own style and personality. Everything is in place to fit a new kitchen easily.
The main and original entrance hall has today been converted into a small hallway which leads to a reception-room with a fireplace to the right, and a spacious downstairs bedroom with an en-suite shower-room to the left. The downstairs bedroom has a small room adjacent to it, which would be perfect as a dressing-room. There is also a shared family bathroom for the upstairs bedrooms.
On the ground-floor level there is also a library, which has retained its original terracotta stone floor tiles.
On the first floor, the landing is of note – with its fine wooden flooring. Upstairs there are four bedrooms, all equal in size.
Our thoughts here at Bliss:
This is an interesting 19th century property, with a modern touch, which offers many possibilities for further restauration, set in a pleasant woodland area, on a large plot of land.
For lovers of Gascony and Les Landes, this property is perfectly situated between the two.
What would I do if this property were mine?
I would want to install a bathroom or shower room on the first floor, which would be much more practical for the occupants of the upstairs bedrooms.
The current owners have already prepared the groundwork, and this would be an easily achievable task.
To whom might this property appeal?
This property is certain to appeal to anyone who is looking for a rural and peaceful area in which to live, which is nonetheless easily accessible, and close to shops and towns. This is a tranquil spot, but not an isolated one.
However, due to its position far from neighbours, this property will enable its future owners to entertain family and friends and to make as much noise as they like, without disturbing anyone apart from the odd woodland squirrel.
