Where is this house located?

This pretty, modern, house is situated in the countryside, within easy driving distance of the charming town of Lectoure.

The property sits in its own plot, at the entrance to a hamlet, with panoramic views of the surrounding valleys and across to Lectoure.  The house itself was built 15 years ago and has more recently been adapted to the current owners’ lifestyle using top quality materials. The ground floor

The Entrance

Turning into the driveway, with the mill on our left, we park in front of the house which is partially hidden by the glorious lavender plants.

On first glance it is clear that the property is in excellent condition and has been well looked after.

The Hallway

The original east-facing entrance door opened into the middle of the open plan house.  The current owners, having decided to separate the living area and the kitchen, created a new, south-facing, front door which takes us straight in to one end of the living room.

The Reception Room

This high-ceilinged, light and airy living room is a delight.   Floor to ceiling windows allow us to enjoy the view across the lavender plants and the countryside beyond, as well as to benefit from the beautiful Gers light.

The Kitchen

The kitchen design reflects the owners’ love of contemporary and quality.  With a large central island housing the sink, and plenty of storage cupboards around the walls, as well as great lighting, this kitchen has been well designed.

The Dining-Room

The dining-room has double doors leading out to an east-facing terrace, perfect for those continental breakfasts.

The staircase divides the kitchen and the living room, and leads up to the first floor where we find:

The Bedrooms

The master bedroom is another light-filled room with stunning views over the fields across to the cathedral of Lectoure.  It is currently used as a home cinema and has sound-insulated walls as well as a drop-down screen for those who wish to submerge themselves in film.  This room has its own shower room, with another lovely view from the shower.

The second, east-facing, bedroom has access to a dressing area which could also be used as an office if required.  A good-sized shower room is shared by this second and a third south-east facing bedroom.

Downstairs

From the kitchen, we head down to the boiler and utility room where we find the wood-pellet burner and the pellet storage tank.  Beside this is a pantry area, storing plenty of jars of jam made by Madame using the fruits of her garden, and we mustn’t forget the essential cave, wine storage.

The Garage

A simple garage for one vehicle with more storage available above.

The Veranda

This conservatory was built in order to house a jacuzzi.  The three sides of windows allow us to once again enjoy the beautiful light of Gascony which spreads across the surrounding countryside.

The Mill

The charming, round, stone mill has been renovated to create a characterful guest-house or gîte.  Despite the curved walls, there is a cute little fitted kitchen on the ground floor, a TV area and shower room on the first floor and an adorable bedroom on the second floor.  The amazing roof beams have been left on show, allowing us to admire the skill used to create these buildings.

The Garden

The house sits in the middle of the garden which contains several fruit trees and four good-sized raised vegetable beds.  There is an east-facing terrace which is covered by a fully automated blind (pergola bioclimatique).

    This property is for someone who prefers to live in something more modern and contemporary but appreciates the charm and character of old stone properties too.  Perfect combination!

    The property is private and yet within easy reach of shops, restaurants and schools.  Great for a family, as a holiday home, or for someone wanting to have a small income from the gîte.

    For home-seekers anxious to avoid building works, this property is in good condition and has been well cared for by its current owners, providing a ready-to-move-into home.

    However, if you prefer open-plan living, you simply need to take out the partition walls either side of the staircase to re-create its original layout.

    Although there is currently no pool, there is space to put one in on the west side where the veranda could be used as a summer kitchen.
