The property is spacious and benefits from a separate fully restored building with three en-suite bedrooms for guests, or the development of a chambre d’hôte or gîte.
The property sits alone, above the road in a slightly elevated position, with a pool that was installed in 2018.
From the outside the property has a traditional and friendly appeal; its shutters painted in true Gascon blue.



The main door leads directly into the kitchen, which sets the tone for the entire property, with its light and contemporary style, still though still eminently rustic, with its large open fireplace, is fresh and appealing; light and bright.
The kitchen and the dining area although in one space, are quite distinct with a counter dividing the two spaces. By the window and the fireplace there is ample space for a large round table which serves as an informal entertaining area, or a large breakfast kitchen.
A range of shabby chic recently fitted cupboards form the kitchen area, with a sink and a quaint original window overlooking the garden, to the front of the property.





From here we descend via a short flight of stone steps to a large and spacious formal dining room area, with a pellet burning stove in the corner.
This room has a more contemporary feel and houses a vast table for large dinner parties.
The formal dining room has access to a downstairs snug, or reading room, and to a large open plan reception room, WC, and study (which is currently being used as a downstairs bedroom).
The large open plan reception room has lovely views over the fields to the rear and large bay windows along the length of the entire room. The ambience in this entire section of the property is appealingly light; an appealing feature in a traditional Gascon home.
On the first floor there is a large double bedroom with a private dressing room, and beyond a small flight of stairs there are three other spacious bedrooms with a shared family bathroom.

The property does not have any vis à vis or close neighbours and benefits from wide reaching views. It sits on a small lane with a bigger road below.
The pool side has been terraced with stone travertine tiles, and there is a jacuzzi for extra summer delights!
The guest annex with three bedrooms sits at a comfortable distance from the main house and is ideal for summer lettings.
