This beautiful and ecological property is located at the top of a ridge and has spectacular views all the way to Lectoure in the far distance and the Pyrenees to the south.

Set on 2.6 hectares of land, it comprises a main house of 222 m² with an adjoining guest annexe of 80 m², a second guest cottage of 70 m², a heated and gated swimming pool, paddocks, a wood, large open gardens with mature trees, and a large barn.

The property has been elegantly renovated and in addition to the beauty of the spacious open plan main house and the clean lines of the guest annexe and cottage, the new owners will enjoy reduced energy and water costs, as the renovation has included solar panels and rain-water collection and recycling.

Plus points: Amazing views, excellent condition, reduced environmental impact & costs, absolute privacy.

You can wake up in the morning and feel you are looking out from the top of the world – perched high on a ridge with your own woods behind you and the Gascon countryside laid out below.

Main House

This is not a typical house, and you can sense it from the moment the car turns up the hill and keeps going until we reach the top of the ridge with just the line of trees behind us – it has been created to take full advantage of the sun and the light, of the views and the sense of endless space that is the gift of this fabulous position.

Main Room

From the outside the main house looks neat and unassuming; but when you walk in the door the first thing you see is the 100 m² great room opening up before you.

The house has been opened up so that most of the inside has become one big space with cathedral ceilings, a large open living area and a big modern kitchen where you can prepare food while chatting with guests or family.

This room is filled with light and sense of airiness rarely found in local architecture.

The Veranda

There is also an enclosed glass veranda where you can comfortably enjoy a meal with friends while watching the view – fascinating in all seasons as you can enjoy the endless shades of green and gold fields in the spring and summer, the romantic mists lying across the lowlands in the autumn, and the panorama of wild deer, boar, soaring buzzards and hen harriers, squirrels and so many other creatures passing by all year round.

For the winter months, the great room is equipped with a beautiful closed fireplace.

The Kitchen

The recently-installed kitchen is ideal for those who love to cook. It offers extensive counter space, beautiful clean lines, amazing views to the front and large windows to the back so you can check on the donkeys and chickens while you are doing the dishes. In fact, there are two sinks on opposite sides of the kitchen, so you can choose where you want to work!

Bedroom and Laundry Room

Huge as it is, this wonderful room is not all the main house has to offer. Still on the ground floor, there is a bedroom (or office) behind the kitchen, and on the other side of the entrance hall there is a second bedroom, a full shower room and a separate WC.

There is also a good-sized laundry room and on the other side of the kitchen, a small boot room.

Master Bedroom

Back to the centre of the house, a staircase leads up to the spacious mezzanine which is currently used as an office.

Here too is the main bedroom of the house – a 40 m² space which includes a large en suite shower room comprising an Italian shower, WC, and a large vanity with two sinks. There is a roomy dressing area too.

The Terrace

Downstairs, beyond the kitchen, is an enclosed mud room which opens on to a sheltered terrace. It is framed on the other side by the large barn where the hay is stored for the donkeys, and the tractor and assorted gardening and woodworking equipment is kept.

There is ample room to put two cars under cover here.

Guest Cottages

There is a guest annexe attached to the house, which is the perfect place for visiting family or friends, or could be rented out in as a holiday let. This annexe is fully independent and has a private entrance, a spacious living room/kitchen and two bedrooms. There is a new, fully fitted kitchen in a soft shade of yellow and a programable pellet burner for the colder months. This annexe also benefits from a private terrace showcasing the spectacular views.

There is a second guest cottage which is in a separate building, has 2 bedrooms, 2 bathrooms, and a living/kitchen area. This cottage also has a central vacuum system and electric heating.

All work has been done to the highest standard.

The land surrounds the houses and barn for a total of 2.6 hectares. There is a long private drive which leads past the guest cottage to the main house and barn.

The gated swimming pool is located behind the houses, and can be heated & covered by a large dome for cold weather use. This pool was installed in 2019 and measures 10 x 4 m². It has a good quality deck and the liner is an attractive shade of grey.

A large enclosed paddock houses the owners’ donkeys and this would of course be perfect for horses or ponies too.

The large barn next to the paddock is currently used as a workshop and storage space, and there is also a covered area to keep the hay dry. This is the perfect place to park and would easily fit two cars.

There is a snug hen house and enclosed run for the chickens and a vegetable garden, as well as a number of mature fruit trees.

A wooded area running the length of the paddock completes the grounds.
