Gascon farmhouse & guesthouseclose to Mauvezin
Tree-lined alley with beautiful gardens
This beautifully restored stone house sits at the end of a long and private tree-lined avenue in magnificent and mature gardens which are a credit to the current owner and one of the property’s many delights.
The estate comprises: the main house and an independent guest house, both of which have been restored throughout to provide a spacious, comfortable and elegant home.
The most remarkable feature of the property is perhaps its splendid outdoor terrace, which spreads over 100m2, providing a glorious space throughout the summer months, and offering all the comforts of an internal reception-room; with a kitchen/dining area, a bar and even a fireplace.
The terrace overlooks the gardens, with an abundance of roses, bushes and trees, and enables the current owners to live almost entirely “outdoors” during the warmer weather.
The shrub-screened pool sits at a discreet distance beyond, in a parkland which is undoubtedly a paradise for any keen gardener. There will be little need to shop for vegetables for the new residents of this property should they continue to make full use of the potager created by the current owners.
Our visit begins with the main house. Although there is a grand and formal Gascon hallway, we enter into a vast kitchen and breakfast room, with direct access to the aforementioned terrace area. The kitchen is fully fitted and equipped, with a dining-area and a feature wood-burner. There is a spacious pantry, a utility area, and a cloakroom. This area offers an incredible family-space, with the aspect of a small appartment rather than a mere kitchen area. It is perfect for any serious chef with plenty of room for large or extended families.
The main reception-room is divided into two by a wood-burning stove which sits in a central position. On one side the room is dressed in the style of a more formal salon, on the other, a snug or cosy television room provides an informal family-room.
The owner’s word
“When we first moved in, we were going to remove the bar area from the terrace, as we feared it might look a bit ‘kitch.’ By the time we had finished the renovation work to the rest of the house, we decided it had to stay. We had enjoyed too many wonderful and bucolic evenings with friends around the bar and the fire by that point! ‘Kitch’ of not – it had to stay!”
The living accommodation is completed by a study/library, where an attractive fireplace houses a wood-burning stove.
In the main property there are three bedrooms, all of which are en-suite. The master bedroom has the luxury of both a bath and a shower.
To whom might this property appeal?
This is a home which will appeal to a born entertainer; for anyone who dreams of summer parties by the pool, or fireside fiestas between seasons when the outdoor fireplace can lift the chill from the air.
A party house; a home – or even a dwelling for an extended family. Grandparents could easily enjoy the comforts of the guest-house, with its easy one-level living.
The spacious kitchens will delight anyone who loves to cook.
The soul of this property is “Country Living” with a dash of chic. With its elegant reception rooms and study, and beautifully dressed bedrooms, blow away any fears of the overly rustic farmhouse.
Think comfort, style, space, light – against a tapestry of roses and flowers!
The guest house is entirely separate from the main house, which is an ideal position for a gîte.
Here we find: a kitchen/living room, a bedroom and a spacious shower room.
The property is located in the heart of the Gascon countryside, with views to the Pyrenees, in a highly sought-after area of the Gers, only 50 minutes from Toulouse international airport and 7 km from the nearest village with full amenities.
The current owners enjoy the advantages of living in a tranquil and rural location, whilst benefiting from close proximity to the bustling and vibrant bastide town of Mauvezin, with its 13th century covered square, and its many amenities including: schools, bars and shops. Here one can find almost everything, and in recent years the town has flourished, due to the increasing popularity of the area. In effect, the market-town of Mauvezin sits at a mid-point between Gascony and Toulouse; with all the advantages of an international city close at hand yet benefiting from the quiet and mellow pace of a farming area renowned for its sunflowers, rolling valleys, and gastronomical delights.
Here at Bliss
A truly amazing family home, which has benefitted from the skills and imagination of the current owners, who have designed a layout to the property which offers above and beyond anything else, a sense of space and comfort.
Although in traditional Gascon style, this property, with its vast outdoor reception room, its spacious triple-sized kitchen, and comfortable double-bedrooms, all on one single level, are a reminder of those comfortable and spacious homes one so often associates with America. Banish any notion of “small”, “poky”, or “compromised”. Whoever lives here, will enjoy the sense of warmth and comfort, without ever feeling that guests or other family members are getting under foot!
In addition, how easy to allow guests the freedom of the guest-house, where they will enjoy all the same luxuries as in the main house.
The gardens are beautiful, and who could resist the idea of entertaining in the terrace room. This has to be seen to be fully appreciated.
