This is a large property located in the centre of the thriving town of Gimont, which is only 40 minutes from Toulouse. The town has all amenities, including sports facilities.

Where are we?
Once the high front door to the road is closed behind us, we leave the world behind. In front of us is a spacious patio which almost has a Mediterranean feel to it. There are terracotta tiles beneath our feet, exposed stone and brick walls, climbing plants and potted geraniums.
On our right, low stone stairs lead to the front door of the attached cottage – but we will come back to this later, as the front door is before us and it is open, waiting for us to go in.
Once inside the main house, the first impression is of light: we are in a wide entry with an open-plan office in front of us, and well polished parquet flooring. As the façade of this building is south-facing and the windows are very large, the light floods in and the overall impression is of being in a huge lovely tower floating above the village.
On the left of the entry is the dining room and a large kitchen – the kitchen has been entirely remodeled and is very functional.
The really lovely part of the kitchen is the covered terrace just off it, complete with exposed beams and a built-in BBQ. You can have your breakfast out here, enjoying the views over the countryside, even on the rainiest day!
A guest WC and large walk-in pantry complete this part of the house.
On the other side of the entry is the large (42m²) formal living room, which has high windows, parquet floors and a classically elegant fireplace surround. This is a beautiful and well-proportioned room which would not be out of place in a château. Beyond, you will find a large en suite bedroom with another elegant fireplace and two further bedrooms.
Next to the pantry, a staircase takes you down to the lower level, where a large enclosed terrace opens on both sides: on the left there is a functional laundry room, an office or gym and an unfinished bedroom with attached bathroom.
In front of you, through the wide terraces, is a staircase which takes you down to the pretty garden with its stone well and high walls.
On the opposite side of the terraces are a row of workshops offering genuine potential for expansion or use for storing materials.
On a lower floor, there are a further 170m² of space including the stone reception hall with its separate entrance from a side street.
The attached cottage at the front of the property can be accessed through the house as well as its separate front door.
It has been charmingly renovated and was used by the owners as a natural wellness studio. It comprises two open plan rooms on the ground floor, with a shower room and separate WC, a bedroom and bathroom on the first floor and two rooms on the second floor.

There is a separate entrance down a small road; from here we enter directly into a large stone hall with attached WC and kitchen area – this once was, and could be again, a thriving bar. It has a second access to the lower floor terrace.
What do I need to know before I visit?
This is a town house, although it has lovely views across the countryside and even the Pyrenees on the right day.
It is within walking distance of all amenities.
There is a lot of outdoor space, between the two courtyards, the covered terrace and the garden.
It would be technically very difficult to put an in-ground swimming pool in the garden, due to access issues.
The house is totally private and is not overlooked.
There is no road noise inside the house or the garden.
There is no private parking, but ample parking is available just outside the front door.
Who would like this property?
This is a really good property for someone who can work from home, or would like to receive clients, as the attached house at the front of the property is ideal for this purpose.
The fact that the house is located in Gimont means that anyone who works in the Toulouse area could easily commute; it is also 45 minutes to the airport.
Anyone wanting to open a business with access to the general public: the lowest level of the house has that beautiful hall which has already been used as a bar so could easily house a studio, art gallery, café…almost anything you might have planned! The entrance is visible from the high street which adds visibility to any commercial venture.
