Overview

This old stone property is situated in the Gascony countryside, on the outskirts of the popular market town of Saint Clar, and within easy reach of Beaumont de Lomagne and Lavit.  The house sits on two hectares of land.

The ground floor

The main entrance from the garden, opens onto a reception room combining both a kitchen and dining-room. The ambiance is cosy and rustic, with exposed wooden beams, and a wood burning stove.

From the ground floor, there is access to a small hallway, leading to two pretty bedrooms of 10 and 14m² respectively, and a family bathroom.

 

On the far side of this area, there is a vast reception room of 52m², comprising a living and kitchen area.

The old terracotta floor tiles are an attractive feature, lending much character to the room, along with the large fireplace, the wood burning stove and exposed stone walls.

The property also comprises a study of approximately 14m² and a shower room.

The first floor

On the first floor there is an 11m² bedroom, with three rooms under the eaves (currently used for storage) and a shower room.

The outside

Outside the old stone house, there are two large outbuildings of approximately 25m² and 70m². The first building can be accessed from the main house, via steps from the kitchen on the ground floor. The second building sits in the grounds and provides a perfect place to park the family car.

A lovely 16m terrace provides the perfect place to sit and enjoy a morning coffee on summer days, and to enjoy a view of the sweeping hills and valley.

 

Please be aware before visiting :

the property is in a quiet area, with lovely views, and is set back from a country lane. There is not a lot of traffic, but a passing car can be heard as it climbs the hillside.

The gardens are of a good size, and will require some maintenance. Part of the lawns are sloped. The new owners will require a good lawn mower, or a couple of friendly goats.

This home was much loved for many years by its previous owners, who lived in the property all year round, and enjoyed the tranquil rural life of South West France.

    This property is ideal as a holiday home or a main place of residence and will appeal to anyone looking for a property without immediate neighbours, yet within easy reach of several good market villages (Saint Clar, Lavit and Beaumont de Lomagne).

    If this property were mine, I would look to modernise the kitchen on the garden level and to remove the smaller ground floor kitchen, to allow the property to flow better, and to create fewer but more spacious rooms. The property would benefit from redecoration throughout.
