Filled with light
An attractive and well-presented townhouse, this is an ideal property for two generations to live together, as there exists the possibility to close off the top floor as a separate apartment.
There is no exterior space with this property, but the closest walking trail begins a two-minute walk away and there is free parking available in front of the house, and in two nearby designated parking lots.
The front door opens into a small hall with the elevator on the left, and a second door that opens into the main house. If desired, the elevator can be programmed to only open on the second floor – thus creating a separate apartment for rental.
The elevator was installed to facilitate the owner’s elderly parents’ movements around the house and is equipped with a telephone and security monitors to prevent stray fingers getting caught in the door!
The second front door opens into the main hall. On the right we find the living room, which has attractive parquet flooring and a large window.
On the left we find the kitchen, which is both spacious and practical. The future owner may want to put in more modern elements but equally could just paint the existing modules in colour that is more ‘on trend’, as they are good quality and fit the space well. A pantry is equipped with plumbing for a washing machine.
There is ample room for a table in front of the windows, and the view over the river and the ancient bridge is charming.
There is a WC under the stairs for guests. A small door in the back leads down to the cellar.
A traditional curved wooden staircase leads up to the first-floor landing. This is a spacious area where a comfortable sofa or a desk could be installed. The window, as everywhere in the house, offers views over the river. The elevator stops here, unless you program it to bypass this floor.
There is original parquet flooring everywhere on this floor and the second floor. It is in great condition and adds a touch of elegance to the rooms.
There are two bedrooms here; both are spacious and sunny, and one of them has a large walk-in closet.
The shared shower room has a large shower, spacious vanity, and heated towel rack.
There is a separate WC on this floor.
At the top of the stairs is a door that can be closed off to create a separate apartment, or left open for a large family home.
If the new owners want to rent out the top floor, this could be an option.
The door opens up into a spacious TV room with high ceilings, exposed beams and an adorable fenced mezzanine (accessible by ladder) where children will love to make their secret playroom. This would also make a quirky office space or reading alcove.
As on the first floor, there is a shower room that has been elegantly renovated and a separate WC.
The bedroom on this floor has a good-sized dressing alcove, but the owner has put in the pipework here so that, if desired, a shower room or a small kitchen could be installed. The mezzanine is visible from here too.
It is always useful to have a basement, and this one is particularly practical, as it is accessible both from a door under the stairs (behind the WC), and also from the exterior of the property.
Our thoughts here at Bliss
The great advantage of this property is the proximity to all amenities on foot, as it is located in the heart of Condom.
The owner tells us he chose the house specifically for two reasons: firstly, for the views over the river, as his father loved water, and secondly, so that his parents would have easy access to shops, doctors, the pharmacy, and restaurants.
The river views are charming and the property has been lovingly restored.
The house is surprisingly quiet – the good quality double glazed windows mean that, although we are in the middle of Condom, there is no noise from outside.
The new owners will have the option of a spacious family home, or an ideal holiday property in the heart of a vibrant town.
