Overview

The Ground Floor

 We enter the house through a wide glass door to the living room area. This is really practical as you can park just outside and bring the shopping straight into the house. Great for rainy cold days in the winter months.

A large room with floor-to-ceiling windows is currently in use as a gym, but also houses the heat pump which provides hot water and heat to the whole house.

There are two double bedrooms on this level and a shower room and separate WC.

A staircase (which could be closed off) leads to the first floor.

The Upper Floor

We can access this floor either from the ground floor, or by means of an exterior staircase that leads to a wide terrace. A double door that keeps the cold out leads to the heart of this house -the wide sun-filled living room with open plan dining area.

Here, the attractive parquet flooring combined with the large South-facing windows, give an air of spaciousness and endless summer. This is enhanced by the terrace, with its electric awning and views over the garden.

The ideal place to have breakfast in the summer, or sip a cool drink after the heat of the day!

There is a pretty brick fireplace here – it is not currently in use but it is fully serviceable.

Behind the living room there is a fully equipped kitchen with views over the garden.

The first bedroom on this floor has a private shower and wash basin, as well as attractive views over the garden and fields.

The second bedroom is also a double.

The family bathroom on this floor has a half-bath, a walk-in shower and double sinks – and a view!

A separate WC (also with view) completes this level.

The Garden

The owners of this property have lovingly improved upon their 3000 m² garden over the years. they have planted numerous trees and flower beds, and the result is charming without being overpowering.

There are two wells, one of which provides all the water for the property, and many mature trees.

There are extensive lawns to the front and back of the property, and as it is entirely fenced, it is perfect for children to play in.

The town hall has confirmed that it would be possible to put a swimming pool in (although planning permission would still be necessary).

There is ample parking on the pebbled driveway, but there are also carports for two cars, and a closed garage for one car, or a lot of garden tools and furniture.

The double gates are electric, and can be opened from the house.

What I would do if the property were mine

I would want to re-organize the ground floor to incorporate it into the life of the house as a whole. I would close off the boiler and convert the sports room into a second living room and  I would also take out the kitchen units and leave a large laundry room with space to iron.

It would also be possible, at a minimal cost, to close off the ground floor and make it into a rental apartment or a separate space for an elderly relative.

    This is a great family house and would make a cozy and energy efficient home. It has everything you could want in a property – it feels like the country, but it is within walking distance of a vibrant town and within easy commuting distance of Agen.
