Overview

Built in 1838, in the heart of this ancient Gascon village, this 18th century presbytery sits in the shadow of an ancient chateau in a sleepy backwater, in an area where the other houses are also period stone properties and there is a pleasantly historical feel to the neighbourhood.

Although the village no longer has any shops, the bustling market town of Mauvezin is just a short drive away with its weekly market, shops and restaurants.

The property was built in the late 17th, early 18th century and occupies a tranquil position, with a small garden to the front, and a walled garden to the rear. The property was built in the late seventeenth, early eighteenth century, and measures approximately 277m², with the rooms laid out over two floors.

This property is ideal for a large family, or for anyone considering developing a tourist activity (with the addition of shower-rooms in the guest bedrooms).

Let’s take a look inside:

The front door from the village opens out onto a spacious hallway which runs the length of the property to the garden at the rear. On the ground floor, there is a room currently used as a library/study, that opens out onto a vast reception room of over 38m² used as a dining/reception room. At the far end of the reception room there is a fireplace which has been fitted with a large wood-burning insert which heats much of the ground floor, filtering warm air through a ventilation system to the hallway. Also on the ground floor, there is a shower-room (with an integrated laundry room and a shower), a WC, and a 13,54m² kitchen and a 17m² double bedroom. At the end of the hallway a door opens out on to the rear garden, and the pool area.

We access the first floor via the original wooden staircase where a large hallway leads to five extremely spacious bedrooms of 16,74m², 17m², 18,85m², 15,94m² and finally, the largest of all which measures an impressive 38m².

On the first floor there is a bathroom with a WC, a first floor kitchen and access to the loft.

At the end of the hallway a door opens onto a covered roof-top terrasse where there is a view of the garden and the pool, where there is room for a table in what is an ideal spot for morning coffee.

The property has a small garden to the front of the house, that separates the property from the village square. To the rear of the property there is a walled garden, with a pool, and an outbuilding in stone.

This is a well-presented and spacious home just a short drive from the popular market-town of Mauvezin, with its schools, shops, restaurants and weekly market. From the property it is an easy drive to Fleurance, another popular market town, and also to Blagnac and Toulouse international airport for commuters.

    Our thoughts here at Bliss

    The property is in very good overall condition although I would want to paint and redecorate the bedrooms. I would want to restore the old first floor kitchen and turn it into an additional upstairs bathroom. Currently the old oil boiler is located here, and I would want to remove this, or to find a new home for it. The heat pump sits on the first floor covered terrace, and as I would envisage making this into a bucolic spot to sit and drink my morning coffee, I would also want to rehouse this into a different part of the property. There are currently no ensuite bathrooms, although some of the bedrooms are large enough to incorporate one. I would perhaps also look at adding an ensuite shower room to the master bedroom, which is vast in size.
