In which part of France area we ?

This property is located in the heart of Les Landes, in Chalosse. Located in an area of rare and exceptional beauty, the estate is a short drive from a local and thriving village with shops, schools, a cinema, and a local market, in a community which has a rich local tapestry and year-round activity. The closest TGV station in DAX is a thirty minute drive, while the closest airports are in PAU and BIARRITZ which are about an hour and a half away. Bordeaux airport is two hours by car when passing via Rion des Landes. The property is located about an hour away from the closest beaches.

An overview of the property :

We first glimpse this beautiful 17th century property at the end of a long tree-lined avenue, in the heart of a splendid park which offers over two hectares of woodland and garden.

Three hectares are currently rented out to a local farmer.

The property comprises several buildings: the main house, an outbuilding which has been converted into a second dwelling, and a large three-floor outbuilding which as yet is unconverted.

The Gardens

The parkland and gardens are a decided plus to this property, being both rich and diverse, and filled with a riot of flowers, trees and plants which ensure a year-round display of colour for the owners of the property throughout the seasons. Inside the property

The Main House

This is a period property built in traditional grand 17th century style with spacious rooms and high ceilings. The living space is divided over three floors.

The Ground Floor

The main living-area of the property is on ground floor level.

The kitchen forms part of a grand “living space”in which there is also a dining area with a fireplace equipped with a wood-burning stove.  The dining-room which sits next to the kitchen opens directly onto the park to the rear of the property.

Also on the ground floor, there is the technical hub of the house, including the laundry-room, the pantry, the boiler room and a room which is currently used as an ironing-room but which could be used for other purposes, having French-doors to the garden.

The First Floor

The first floor can be accessed internally by either one of two staircases.

There is also access to the first floor from outdoors, via a stone staircase running up from the drive to the main entrance of the house.

The door opens onto a vast hallway, which in turn opens onto to an elegant reception-room with a balcony overlooking the rear of the property.

We continue our visit to the property with a visit to the library and a bedroom with an ensuite shower, basin and WC and cloakroom on one side, and on the other, a study and a bedroom with ensuite bathroom with basin and WC.

The rooms are all equally spacious in size, sunny, and in perfect condition.

The Second Floor

On this floor there are four double bedrooms, which are all as spacious as one might hope for, with a property from this period. There are two bedrooms, each with a spacious bathroom, being both modern in style and filled with light. In one bedroom there is a wood-burning stove in the middle of the room. The last two bedrooms on this floor have an ensuite bath and a shower-room respectively.

The Annexe

This part of the property was once the estate bakery.

The main door opens on to the ground-floor spacious bedroom with its own wet-room, basin and WC. The bread oven itself has been restored with a wood-burning stove in front.

To the rear of the annexe, there is an apartment on two levels with a reception room/kitchen on the ground floor and on the first floor, a bedroom with ensuite bath, shower, basin and WC.

The reception-room on the mezzanine has a lovely picture-frame window which affords its owners delightful views over the park, and gives the impression of being tucked away in a cabin in the woods.

The outbuilding

The as yet non-converted outbuilding is impressive in size, measuring approximately 1200m2, over three floors. This room has been purposefully left in its original state, without any dividing walls, so that one can appreciate the vast and impressive size of this ancient building and admire the wonderful wooden rafters, which when viewed from below is built in the shape of an upside down boat.

    Our thoughts here at Bliss

    This Property will certainly delight anyone in search of a seventeenth century property rich in history and filled with original features : high ceilings, grand rooms and all the space a large family could want. Equally the property provides adequate space for a business venture.

    This is truly a unique building in an exceptional location which has managed to survive the passing of time, without the loss of its period features and charm, despite numerous renovations which have been careful to preserve all its original features.

    The beauty of the building is amplified by the park, with its numerous trees, lawns and flowers, all of which are bursting with life, with several private arbours, which are a delight to anyone who loves the sense of a secret garden, with lots of intimate hideaways.

    It is undoubtably a privilege and a responsibility to take on such a property. The current owners have a keen sense of responsibility and love for the building and are keen to pass the honour of owning this building on to the right family.

    Future owners might wish to add their own personal touch to the estate, by developing the one last remaining outbuilding not to have been converted.
