“The views will leave you giddy”

The views from this property will leave you giddy. Quite literally. It’s relatively easy in Gascony to find beautiful views, but none quite live up to the ones that you will see from the elevated terrace of this property.

If the tasteful and elegant interior of this old stone house is a credit to its current owners, both of whom are talented interior designers, with this property it’s difficult to concentrate on anything other than the view.

The property sits in a magical position high above the ramparts below the site of an ancient Chateau, which also forms part of the upper gardens. The eye is drawn across a dramatic 360 degree tableau, which appears to have been drawn as a theatrical backdrop for the personal delight of whoever is lucky enough to dwell here. Far in the distance, beyond the valleys of Gascony, the mountains are chiselled across the horizon and are visible from the terrace, where you would be forgiven for wanting to sit here all day to enjoy this living tableau. As night falls the terrace transforms into a magical spot for candlelit dinners; this sense of elevation lending a special ambiance which must be experienced first-hand to be appreciated.

This is a private world, a place to escape and to wonder at the beauty of Gascony. And yet, the foothold of this property is rooted in a medieval village.

Yet to describe this as a ‘village house’, is strangely misleading, when the property is so independent from the village in which it sits and offers so much more than is normally found.

The gardens, which lie like a Provençal garden on several levels, shield the property from all vis à vis. Following the pathway down to the pool (which lies hidden at the end beneath the rocks of the ramparts) or up to the orchard (surely the highest point of the village) it is easy to forget that civilization is so close at hand, and that the market-town of Lectoure, with the hustle and bustle of its restaurants, tea-room and local market are so easily accessible.

The stone house itself is typical of the Gascon maison de maitre, and has the appeal of an elegant bourgeois home from the outside, with a welcome and contemporary touch lifting this property from rusticity to elegance. The property offers around 430m² of living space and comprises two reception rooms on the ground floor, one of which has a large open fireplace, a library, a modern kitchen which opens onto the dining room, a study (with private terrace) 4 bathrooms and 5 bedrooms with two dressing-rooms. The house has been re-designed for ease and modern comfort and despite its generous size is easily maintained due to the quality of the internal fittings and fixtures.

The house was privately located down a tiny lane, and from the outside at least resembled many other classical Gascon properties. The house had been built on the village ramparts, where once an ancient Chateau reigned. We knew at once that the views would be superb… It was impossible to say no to views such as these.”

“At the time of our purchase we were looking for a non-isolated property, in a hamlet or a village, if possible with a view over the Gascon countryside and the Pyrennees, close to Lectoure and only a few minutes away by car. Lectoure was an obvious choice because architecturally it is without doubt one of the most beautiful towns in Gascony, animated by cultural events held throughout the year: cinema, theatre, concerts and local artisans, businesses and restaurants. For us, Lectoure is the heart of one of the most beautiful regions of France.

We knew we wanted a period property and one seeped in history, big enough to offer a sense of nature and to enjoy during the lovely summer months and yet easily maintained.

The house itself needed to be spacious enough to welcome the host of children and friends who descend on us during the summer, but once again this had to be easy to maintain. Although we had decided on village life we were also determined not to find a private spot with as few neighbours as possible.

On the day of the visit we fell in love with this small Gascon village perched on high, with a Mediterranean air. The house was privately located down a tiny lane, and from the outside at least resembled do many other classical Gascon properties. The house had been built on the village ramparts, where once an ancient Chateau reigned. We knew at once that the views would be superb.

On the ground floor, we discovered a first reception room/library, winter drawing room with fireplace, study with private terrace, kitchen with separate dining room bathed in light with a large bay window, and last but certainly not least, the pièce de resistance¸ a spacious South-facing reception room which took our breath away. The room appears as if suspended in the air, resembling the prow of a boat raised high above a sweeping panorama of unspoilt countryside.

Outside there were many different parts to the garden, each as tranquil as the last: the small herb garden with raspberries, the ancient pigeon tower throwing its shade onto the pathway to the swimming pool and house. Outside there are several useful buildings including an ancient forge, a wine cellar, an atelier for DIY, a large artist’s studio bathed in light, and a large wooden clad barn useful as both a workshop and a garage, a car port with room for three cars.

And finally, a door. Unsure where it led we pushed it open and climbed a path up to the top of the hill, where we found yet one more garden, suspended high above the ramparts, sheltered by the old rampart walls, and planted with multiple fruit trees. From here, the 360° view was incredible: to the North, the village, to the South the mountains, which are perfectly visible on the horizon beyond the valleys of Gascony.

At this moment, we knew the house was ours. And this before we had even visited the bedrooms on the first floor. It was impossible to say no to views such as these. ”

UPPER GARDENS…

PRIVATE & WALLED ORCHARDS

This sense of dominating the landscape continues in the upper gardens, where a private and walled orchard of 1700m² sits on the ruins of an ancient castle. There are a variety of trees in the orchard including apple, pear, plum, prune, peach, apricot and almond. The current owners have informed Bliss Immobilier that they were granted planning permission on the 1700² of orchard. (Subject to any eventual renewals required by the town-hall.)
