Surrounding Area 

The property is in the north of the Gers, in an increasingly sought-after area, with easy access to the fast train (TGV) in Agen with routes to Bordeaux, Toulouse and Paris, and the city of Agen with its many shops and restaurants.

On this side of the Gascon border, the popular tourist towns of Lectoure, Saint Clar, Astaffort and Fleurancen are steeped in history and with many popular weekly markets, framed by the lovely valleys for which the region is so renowned. In summer the immediate area around the village is awash with a sea of bright yellow sunflowers or corn. This is an interesting area in which to own a holiday home, as one benefits from easy access to a large town (Agen) whilst benefiting from a tranquil rural backdrop. 

The Property Itself… what can I expect? 

For some years the property has been used as a second home, being an ideal home to maintain from a distance. There is a garden and a sense of space with the view to the rear, but it is an easy manageable space. 

The property sits in a row of houses dating back to medieval times. There are no shops in the immediate village, but these are a short drive away in Astaffort, Saint Clar or Miradoux. 

The property has been simply maintained and is in good habitable condition. The new owner may wish to install a new kitchen, or update the bathrooms, although this is not necessary. 

The rooms are surprisingly large. There is a spacious ground floor reception room, which opens directly onto the garden, with a second reception room just above it, and used in the evenings by the current owners. 

There are two good sized bedrooms, and a third bedroom which is small and under the eaves, but perfectly adequate as an occasional guest room, or study.

The view and the garden to the rear are a bonus, with fields stretching for miles and miles beyond the village.  

The property provides a generous surface area for the price, and many period features in a quaint village which is hundreds of years old. 




    What might I consider doing if the property were mine? 

    The property would benefit from a pellet burner or a wood burner. This would be an economical way to heat the property and preferable compared to electric radiators. Also, this would be a nice feature in the large upstairs reception room. 

    The shutters would benefit from changing and were this to be a main place of residence I would consider refitting a more contemporary kitchen and bathroom. If this were to remain a holiday home, it is ready to enjoy!
